Death and takes. That is the only thing about getting old. They can change your tax rate but not the property evaluation. Are you Nutz?? "Evaluation definition is - the act or result of evaluating : determination of the value, nature, character, or quality of something or someone" They (tax Maggots) most likely will go up every year until you die. Your offspring will get hit with the cost if taxes are frozen. That's what they tell you. Mine are frozen and just got off the phone at 10 am after my frozen taxes went up another $435 bucks. They have the last 3 years since I've been here. They supposedly can't do that but do. . Fixing to get a Lawyer on my LLano County Pricks.

Tax appraisals are the biggest chit show I have ever seen in my life. Mine are fine so I just stay quite but it is a mess that is not getting better and I know the industry. I do it everyday but they do not make any sense.

I went to the county to find the Chief appraiser... That RPA does not stand for residentail property appraiser. It stands for residentail property advisor. CCA designation stands for Certified commercial advisor. They are not appraisers and do not like it if you have a Certified residential appraiser measure your house and tell them they are wrong or argue with them at all. JP unfortunately I think you got to the protest too late and another good member just found that out yesterday too per our conversation today.

It's pretty tough to fight residential property tax valuations unless a home is not in the condition of those in the immediately surrounding area. Fighting a tax because you do not agree with the system. believe you are simply paying too much and other, similar asinine notions are considered arbitrary and rather not pertinent when compared against historical data derived from the actual sales of recent transactions in your area. Then consider this data provides for only a trailing average which is applied square footage wise pro-rata across the board. It's actually values from 6-12 months prior and more.
We fought and been successful on one. Purchased a 100 + year old, un-remodeled home in a reviving downtown business district. It was an arm length deal. 1st appraisal came in at $195,000. CAD forced us to go to the appraisal board. They showed us four properties in the surrounding area and fortunately for me, I was familiar with three of them. All were redone homes and easily not comparable in condition to the one I had secured. Even so, they only went down to $154,000, saying that if I got a "steal" (and I did), it did not matter.

I'm not worried about the increase or money. It's the whole game show that went on. Closing an office on the last day to file a protest ... a web site that doesn't make it easy to find the online protest and seems almost purposefully confusing. It feels like a racket. I could have that web site fixed and working the way it should in a few hours.

Welcome to Taxes. The landlord has raised your rent. Get used to it. We all pay taxes when we flush the toilet in the morning, when we take a shower, when we pick up our first phone call, when we get in our vehicles, when we stop for a breakfast burrito, when we get on the tollway, when we have a dock, when we buy a new pair of shoes, when we buy breath mints, when we park our vehicles in the city ... and this list goes on. Believe me, it's not about the money. The Rockwall County online protest is a joke. You are guaranteed to have to protest in person before the 3 jerk offs. I could not upload any documentation. All I could do was make comments. One year when I protested based on the value of neighbors house that had lots of improvements the head jerk told me the other house was undervalued He told the appraiser to make sure to fix it. I slammed the door on the way out. I can't wait to hear what excuse they come up with in June. Part of my protest is the fact that neighbors lot is valued $18k under mine but 1/2 acre larger.
