Yes but you are talking desert and nothing vs some of the top grazing country that also has 8 figure oil and wind income. Waggnor has mucho improvements

$330 is closer to realistic, but it’s not going to be a rancher that buys it

If you don’t buy it whole it’s also jumps up over a grand for some of the pastures

I'm with Bobo on this one, the going rate for large acreage around there is less than half their asking price.

late 70s to early 80s ... I recall my dad and first cousin going somewhere way out in west Texas where they were subdividing some large ranch into a 640 acre grid and they were looking at buying 3-4 sections for $31-32/acre. After they returned, realized just how far it was out there and how long it took, decided not to buy.

Thanks, not familiar with where it is at all, makes a lot of sense. I knew the wagoner having minerals etc but dotn know where any of them are specifically located.
