The acre price is absurd... flat nuts 320 mil 420,000 acres is $762/acre The wagoner or whatever it was that sold a few years ago was way higher than that wasn't it? Property of that size is waaaay waaaaay way outside my wheel house, but what would you think would be a more appropriate price per acre? Yes but you are talking desert and nothing vs some of the top grazing country that also has 8 figure oil and wind income. Waggnor has mucho improvements $330 is closer to realistic, but it’s not going to be a rancher that buys it If you don’t buy it whole it’s also jumps up over a grand for some of the pastures

The Waggoner was sold around $1,500/ac and included stock, some minerals, and better improvements. T. Boone Pickens' Mesa Vista is for sale at $3,400/acre and has ridiculous improvements. If Kershen is in, I'm in. Both Pickens and Waggoner have actual income production and 10x the stocking rate. Only huge plus to Brewster is your Bighorn tags allocation will bring a couple 100k

late 70s to early 80s ... I recall my dad and first cousin going somewhere way out in west Texas where they were subdividing some large ranch into a 640 acre grid and they were looking at buying 3-4 sections for $31-32/acre. After they returned, realized just how far it was out there and how long it took, decided not to buy.
