I agree with a lot of your points. 80 acres would be more of a holding pen while I get more fenced in. to start I would be breeding and selling while I figure things out. Currently we sell 6 deer hunts a year at $1500 a piece.

By exotic game ranch are you meaning a hunting ranch or a game breeding ranch? I you are doing a hunting ranch it is way more profitable buying stocker animals that are ready to hunt. If you are doing a game breeding ranch you are going to need a lot more than just a perimeter high fence. Do some serious thinking and studying before you start either one.

80 acres is fine for a few deer, so long as they have the appropriate cover. Your exotic ranching neighbors are probably a great resource. They have all cold weather tolerant animals. Blackbuck and axis can't do the long cold stints that Kansas has. They'll fall over dead. Don't waste too much money experimenting on something that so many have figured out.
