Landlocked legal question!!!

So my family owns some land about 10acrs i wanted to set up a bow blind on. Turns out its land locked in an actual hunting club. I called the guy running the lease and asked if there was an opening, and man was he a real sausage. I was being super nice too and he had a real "tough s%$t we running cows and leasing your land and the lease is full and not a damb thing you can do about it" attitude. So anywho i told my buddy who is a pilot and owns a helicopter who said he would fly me out there opening morning and help me set off fireworks. Just curious what could be the possible downfall of this plan?

Do you mean besides the hunter harassment charges.
Land locked or not seems like without a written lease from the LO sausage man is mostly bluff & bs.

A) how do so many people buy landlocked land without understanding how these things work? B) how do you come up with the great things you post on this forum? Please have your buddy drop you off a helicopter on the 10 acres. That’s an awesome idea, and I mean that sincerely.

Lemme guess - an old railroad scam of a town that was going to be there? My family had one for many years, smack dab in the middle of the Story (sp?) Ranch in Cotulla. 10 acres and a "lot in town". My great-grandfather and my grandfather had bought a bunch of them (we found out 600 contiguous acres worth, originally...by Cotulla ). Dad and his brothers religiously paid the taxes, then the widows, then my mom told me to call this guy that had called her. He'd recently bought ten acres in the same plat, in the Story ranch and that he'd tried to hunt it and they'd fenced him out. He was taking them to court and wanted my help. I told him I didn't think he could win and that it's no fun hunting when someone might be hunting you. He kept me informed. First, they found out the Judge that was going to hear it had hunted with the Storys. Then, the next court date they found out that Mrs. Story (the matriarch) was named to be on the jury. I think the kid gave up. Me and a cousin went down there, researched our 10 acres, asked Mrs. Story if she was interested in buying it, and she did. Still, I'd like to see the deer that run on that 600 acres that was my family's for a short period of time and history. (And, of course, the O&G royalties wouldn't be anything I'd sneeze at neither.)

You cannot have landlocked land in Texas.
There has to be a legal access somewhere. I would guess you have a prescription easement.
Call the landowner but pull the title commitment and deed on the property as well
For it is not the quarry that we truly seek, but the adventure.

They purchased it from the family who has it surrounded. Their son and my grand mother grew up together and were close friends.

This reeks of East Texas? Actually about 1hr south of Houston in Wharton County Now on Mom's side, her great-grandfather had quite a bit of land in Wharton county...before the war. That would be the one from 1861-1865. In fact, I'm pretty sure that's where a small percentage of my DNA, according to Ancestry.com, of "Cameroon, Congo, and Southern Bantu Tribes" comes from. But I digress. Strange times. Then and now.

But agreed, it would best to sell it. They may have a claim to it if you haven’t been paying taxes or they have been maintaining it

As others have said you need to read the original granting deed that created that tract, that’s where you’ll find a ROW to access that property.

But if your family legally owns the land and you can most likely find the legal access point, there isn’t squat they can do to keep you from it or using it

But if your family legally owns the land and you can most likely find the legal access point, there isn’t squat they can do to keep you from it or using it That's a good summary of what Google explained aka well articulated.

If sausage man ( the guy running the lease that is trying to deny entry & use of property) has a written lease from the LO there isn't much you can do.
First question to your family member that is the LO or represents the LO; Is the property leased to anyone? Not an old verbal agreement, a written signed paid for lease. If so who? Does the wording in the lease give lessee exclusive hunting or use rights?
The deed should state and or survey plat show access to property.
