I own 400+ acres in east central Texas 3 miles from trinity river in post oak savannah east of Fairfield. Downtown Dallas is 100 miles away. Downtown Houston is 170 miles.
I was MLD level 1 from 2012-16. I am now MLD level 3 since 2017. The land is surrounded by either unhunted land or MLD 3 land. Gun deer season is Oct-Feb, 5 full months! I typically get 4 buck tags and 10 doe tags. I am going to use one of the buck tags most years. Last year I shot a 148 6/8” B&C 10 pt. Bucks in the 130’s are common for bucks over 4.5 yr old. My TPWD biologist says I have some of the best habitat in the area. I have over 100 acres of clover and have been running protein feeders.
I have a lot of hogs which I would allow potential lease holder shoot during the day.. There is a 2000 sq ft house on property which is available for your use but you would have to pay maintenance, taxes and electricity (historically $350 taxes and $1000 electricity per year) should you want to use it.
I live on the property. There is a year round creek and several ponds. I have been letting my buddies hunt at nominal cost but am considering entering a relationship that is more lucrative for me. This is a year around opportunity that would start in April 2019. I allow minor children of lessee to hunt with them in blind.
I am looking for management minded responsible hunters only.
Any ideas on what hunting rights for type of property are worth?

There are a few doves and ducks, but I wouldn’t say in huntable Numbers. There are several ponds, but only one is stocked with catfish and it’s my personal stock which I let the current guys kids fish for.
