My little pond where marginal shooters shoot a 3 man and good shooters shoot a 4 or 5 man 3 days a week is $750. Usually groups of 3 or 4 guys pay me. Wow, you are getting $2K+ a week off one pond? Not judging at all... it sounds like you have the birds and the client to make it work.

Keep in mind that if you do a gate fee you may make a little more but think of the time you will have invested booking hunters, collecting fee's, showing them around, cleaning up Etc...
A good group or several good season hunters would be less time consuming. Just my 2 cents. This would be the likely scenario

Not judging at all... it sounds like you have the birds and the client to make it work. Nuts isn't it? Word of mouth and my place stays booked up. I'm in education so I open it up the first couple weekends before Christmas break and it sits all week and when the break starts, it's just about every other day. I have a premium location. Of course, I offer my services. In case guys don't have decoys, a dog, waders, or know how to call, I'll step in. Sometimes I ask if they don't mind if I shoot, they've all said we don't care. Only 1 group has not wanted to try and do everything themselves. Easy morning for me.

We are likely going to plant 30 acres in milo and flood approx 20 plus and lease to one group

Ok boys, price just went up. If judd gets it. It would virtually be an extension of haggerman. Ie wildlife preserve. Too cold too hot too early too late winds wrong too cloudy too sunny.

Don't do the season lease deal. You'll make way more money selling day hunts. Guys will pay $250 for ducks. Not for a self guided day hunt or at least I hope not. Can't wait for the end of January/early February. You don't have to believe it, I'm not worried about your opinion. That $750 a week takes up too much of my "give a damn"...
