I'm looking for a deer hunting lease. My requirements are: 1. One person pays for one spot. None of this buddys split the cost so they can have multiple lease business!!!!!!! 2. Deer season is deer season. The lease should be quiet during the season. Example: don't call coyotes during the break between hunts. 3. I require knowledgeable, responsible hunters on the same page as far as management and ethics are concerned. 4. I need a place where there are good spots left, and not just trying to fill a hole. 5. I hunt to relax and escape. I have a no drama policy. I hope this isn't a deal breaker. 6. I require a place where everything isn't shot just to shoot it. With a few exceptions I hunt by the if you shoot it you eat it rule. 7. Maybe the most important. I require a no millennial without Parental supervision policy. The lease is not your safe place!! Go home 8. I have a I don't care how great of a hunter that you think you are policy, keep it to yourself. 9. I don't care how good of a shot that you think you are. 10. I don't care if you disagree with the leases management practices. 11.. My philosophy is anyone can shoot a deer, not everyone waits for the right deer.
I know that there has to be a place out there. I'm the lease manager of a lease and I'm done trying to find people to hunt with that feel the same as I do. I'm worn out and I'm selling out and starting over. I don't feel like I'm asking for much, I could be wrong......I'm not an old man, I'm 44. This is just what I believe, and this is how I like to hunt.
There is nothing better than sitting around the fire at night and having a good supper, and a beer or 2.
If I sound like someone you want to hunt with shoot me a pm. Lease price and location are relevant but I'm willing to travel and pay more for the right spot.
I have no camp expectations or requirements.

Sounds reasonable to me.

Can certainly tell you're a former "lease boss", but I have no issues with your standards. Good luck finding a place with complete strangers with none of the mentions from above

The way I see it you're asking for pretty much the perfect lease (to many people)... which exists but doesn't have available spots - it has a waiting list. The chances of simply walking on to the perfect lease are slim to none. What you'll find are leases that don't meet your criteria starting with #4... you're filling a hole. And if you, as new kid on the block, try to change whatever imperfect lease you get on you'll either be frustrated with it or find yourself getting the boot from it.
As a lease manager you're already in the best position to have your perfect lease. I understand you want out of the game of filling spots - ironically, you're requirement #4. The way I see it though you're taking a step back. You want to dictate the lease as a lease manager is best positioned to but without the responsibilities. Can't be both ways.
Good luck.

Yep, lots of "I don't care about your..." in there, but here's the deal:
No one cares what you think either.
With that many "requirements", you better be the landowner or married to his daughter.

some millennials are the safe space types ... I know several I wouldn't mind having on a lease with me. If they were raised right, that shouldn't be a problem IMO.
does that mean you leaving your current lease, that there is a spot available there? Care to share info on it?
best wishes on finding a spot that fills most of your requirements!

I'm soon to be 34 years of age, have 3 children, earn in excess of 6 figures a year, and I am considered to be a millennial by most reports (not all). Do I need parental supervision when I go to my leases? If so I've been doing it wrong for the last 18 years.

If you find that perfect lease, don't join it! It won't be perfect anymore.

I think it's great that OP listed exactly what he's looking for. I wisht more folks on here would do the same. Of course, they wouldn't have to be so dramatic about it.
Good luck OP.

I think a land purchase is in my future. BMAG, I'm sorry I personally attcked you, it wasn't my intentions. I'm sorry....
Cameron I'm sure that you can hit a diamond in a coyotes rear at 800 yards. I'm sorry I that offended you also. Prior military? Me to, let's share war stories.
Part of the long list was to make a point, and some got it. Be honest of your expectations and what you require in a lease. As many stated I'm not going to find the perfect lease. Lease bosses list what you want, don't settle.

No offense taken sir. I was just joking around. Unfortunately we can't see each others expressions over the web. Good luck in your endeavor shightower. I wish you the best. P.S. If it makes you feel better, I get into trouble all the time with THE BOSS because she can never tell when I am joking.

as we all know there is no perfect deer lease. But to get a group together to hunt where everyone is on the same page takes tons of time, effort, and energy. It can be done because I am on a lease where we are all on the same page. Makes it a very fun experience for sure. End of the day it is about respecting others.
The trick is to clearly lay out what the guidelines are - if you don't like or want rules or guidelines then no problem - just go somewhere else that is more laid back.
If you do like some structure then join up - just don't try to change the guidelines or fudge on them after you sign on and become the cause of the drama.
It is actually kind of simple and straight forward IMO

You didn't offend me. I'm a landowner and couldn't care less what you do or don't care about in your search for a lease. Someone in your position is a taker of terms, not a writer.
Act like it and you may actually be lucky enough to have a lease and get to deal with people that don't care about your 20 requirements.

I guess I'll play... Are you ready Cast?
This is what a lease manager has to put up with.
So, Carnivore Hunter "Travis Wright" good guy, good hunter. Travis and the guy on the lease go around buying spots on hunting leases. Then at least two sometimes three of them (there is a photographer)all hunt it when no one is there. They do this All around. Check out the Facebook post , hardcore hunters prior post etc. your place may be there also.
Similar to how Travis "guides" all over.
Did you notice Hardcore Carnivore had no business there, but pipes up?
He may be mad because I didn't invite his buddy back due to bringing to many guest, including Hardcore hunter.
I've got more if you are feeling it, the rest gets kinda nasty though. I suggest that you mind your own. And by nasty I'm not talking about that dog that craps everywhere, and no one picking it up.
So, what I'm trying to tell you, don't make up things that bring my character in to question again. If this is what you were told, you were lied to.
