It's true that they're not making any more land. I've heard that for years. However, when you get to West Texas you will find that there was plenty made the first time around and not much more is needed.

Every once in a blue moon we have good luck on 30 acres out in Brewster county.

Scatter a little C'mere Deer around the rocks, hide behind a cactus and then go BOOM. Make sure you do a live-behind-the-cactus post to THF. On second thought, you may have to stand on the rock to get cellphone service.

that is a major reason why land has trouble selling out there.

I wouldn't get into that...If you do be ready to be stuck with that for life.

Not a big market for 200 acres of that country.

Stay away from the stuff in Hudspeth county, all of that land is generally flat unless you get into larger ranches up in the mountains.

Terrell county is also typically flat to gentle rolling for the smaller tracts of land BUT if you get into the subdivisions that do owner financing and do not allow and commercial hunting there is actually a decent amount of game. A friend bought 100 acres in the Paint Mare ranch just north of Dryden and was covered in whitetails, javelina, turkeys, and a few mulies.


Brewster county- Terlingua area try the Cedar Springs area specifically closer to one of the springs or close to 9 point mesa. Also hunt out there and there is some great potential and the terrain is hills,cliffs and mountains.

If it's the right 200 acres. I have a friend selling his 200 acres here in Stephens county. It's surrounded on 3 sides by a 6000 acre lightly hunted managed ranch. He has some great deer. It also has an older remolded brick home on it..

Stephens is a little east of where I'm talking about. 200 acres would be great there though.

Problem is, the "right 200 acres" out there isn't going to be super cheap like the 200 acres he is probably looking at

There's a bunch. 250 for about 60k is what I'm seeing most of.

I see a bunch of ads for a Brewster county ranch that is foreclosed on and they are selling tracts of all sizes up to 200 for cheap.

Add another 10,000 acres and you might be ok

Ok so you are seeing land for $240 an acre. Lets expand on that and get to the real numbers. Do you want water? Our well in Dryden cost $23,000 plus another $3,000 in storage tanks. And don't forget water lines &troughs. You want to sleep in a tent? Cheap place to stay, let's say $5,000 (woods not cheap anymore). How about electricity to run that well and have lights, heat? Cha Ching!!!

Take that $60k plus $25k plus another $5k and your at $90k for a grand total of a hair under $400 an acre without electricity.

Forgot to add. No water, no deer.

You might want to keep looking - 60K for 250 acres is pretty steep for some of that land. I've seen it for as little as $150 acre. Although if it has water, roads, or some sort of infrastructure close by, that might not be too bad.

I've also run across folks who bought tracts that regretted it and have sold their parcels for UNDER $100/acre.

A lot of that cheap land is so far removed from any infrastructure, and has almost nothing on it, that it is really not good for much of anything - even as an investment.

I heard of a guy that bought 3000 acres, with plans to hunt on it. He could stand in the middle of his parcel and glass almost the entire 3000 acres (all but a small depression). He thought he might get some mulies, antelope, or gemsbok wander through his acreage. Never saw an animal except a snake and a couple of jackrabbits for the 5 years he had it - and sold it for half of what he paid.

Be careful because there are lots of rumors of future development coming. I've heard everything from a new DisneyWorld central to a gambling resort that are supposed to be considered for the area - but still it is pretty desolate.

I drive to Leakey and it costs me $250-$300 just in gas. What do you drive, grout-scout? a Volkswagen beetle.

For us a round trip to Ruidoso doesn't cost $250, around $200 with running around up there for 2 weeks.

Our friends found out that other people also hunt their land when they are not there. Too many of these small places are not fenced well enough to tell where property lines are, and some of the land is like a giant commune.

Nope, (wish I did sometimes) I have a Dodge diesel. Round trip is 572 miles from my house to the gate and I average between 13 to 17mpg (avg 15mpg, diesel $3.75 gallon = $143.00) depending on how fast I drive (usually faster than slower). Drive is 3 hr 45 mins but it feels like 10 hours sometimes.

Where about? I have 700 acres in Stonewall county and it is a awesome hunting. We've taken several 140"-150" deer in the 5 years we've owned it and have been seeing some giants as of late with our management program and protein feeding.
