Why Lease one place for the same amount to have access to multiple properties? Come Be a part of Swamp Nasty Duck Club and be able to hunt places all across Fannin County for one access fee!

Swamp Nasty Duck Club is based out of Bonham, Tx and we hunt all across Fannin County. Bonham Is about 1.15 mins from DFW. This duck club is not the normal duck club, we don't measure our success with the amount of members we have or how big our lodge is. We measure it by how many ducks we put on the ground and how many smiles we put on peoples faces. We hunt over a varity of different place from flooded timber to flooded wheat fields. In this duck club you can excpect great guides, habitat, and spreads. We manage hard by planting and building duck habitat.

Pricing

The membership fee to Swamp Nasty Duck Club is $3000, this includes everything except lodging. Lodging is a additional $500.

In this package you will be receiving a full season of duck hunting, also you will get to dove hunting as well hog hunting.

For More Info on rules and what we have to offer call 903-640-3685

Wish I still lived in Dallas. I live in Houston now. I used to guide for 5 years and I gotta say, great looking property from the pictures you put up. If you know anything around Houston in Katy, Winnie, or Anahuac please let me know.

Jealousy settling in hahaha. Wish I could find a deer lease or duck lease within 4 hours of Houston. Harder than I thought.

Just a thought to get more responses...Unfortunately 4 years ago myself and a couple other forum members signed up for a similar deal with a outfitter in Hubbard Texas and it was a horrible experience...If we had to do it all over again this is what we would look for...
1..Signed lease agreements from EACH landowner detailing that they know your clients have access to the property without you being there.....
2..Signed agreements between you and the clients for what they have access to and season dates..(we were told we had it through late goose season and turned out we didnt)
3..Are you going to be running day hunts on the "club" properties?.If you are, then make sure they know that in advance and who has first choice of a piece of property..?
4..How are you going to "rest" spots so they dont get over hunted..?
5..Are there guests allowed and what are their stipulations..

Hope this helps some and I promise if you have these documents it will make things a lot easier when trying to sell memberships....Looking back I was STUPID to take the "word" of the outfitter when he was showing us all the properties we had and then come opening day we only had 4 of the 20 or so he showed to us..

Good advice from Easton.

Does the club provide guides for each hunt? From the post, it sounds like you do.

Is there a limit on how often or how many hunts a member can have?

Here are a couple of rules we have.
Also this is what I think of as a VIP guide service everything will be just like a guided hunt.
Im working on getting a contract will be done asap.

Rules

You will have to let us know a day before you are coming to hunt, no later that 6 pm.

We will tell you where and who you are going with, the morning when you show up.

You are entitled to three guest pass each guest pass is $150.

You are responsible for knowing all the rules and regulations of waterfowl or hog hunting.

Pick up all trash after your hunt, leave things a they were before. Be considerate to all property livestock and gates.

We Reserve the right to cancel your membership; We are not responsible for accidents or for anyone who breaks laws

Make sure to be safe with firearms, don't shoot over anyone's head or ect. Keep all guns unloaded until the guide says load up

Keep all dogs on a leash or in the kennels until we are ready to use them hunting.

Do not mess with the blinds or spreads unless asked to. We are proffesials, let us take care of the problems.

You have to tell us before hand when you are bringing guest and dogs

The club will be closed during weekdays unless we say so. It is a weekend duck club. If a big front hits or something pops up we will open it up. Also during holidays we will work a schedule where we can hunt.

This will be a friendly environment no nonsense will be tolerated nobody likes that guy or wants to be around him.

Hope that answers some of yalls questions.

Thanks Jace

How does this differ from just doing a bunch of guided hunts? Someone can do 20-25 hunts for $3000.

If I bring guests, and they have to pay $150 each, I'm bringing you clients. What's in it for me, besides hunting with my buds?

Also, with guided hunts, I can hunt during the week.

Not saying it's a bad deal, just wondering what the advantages are.

You get what you pay for..... If you want ok place then your going to pay a ok price and have a ok time.

Its sort of like this.... If you had the money to blow on a truck which truck would you get? Both are nice trucks....

This one?

Or this one?

Thanks

So essentially your asking someone to pay for 20 full price hunts outta 30 possible days open where they will be with people they don't know.

Will you also be guiding on these properties during the week?

Outlaw, in your lower title block...need to change "They Will Never Know Your There" to You're There. Now you're a professional sir. Great looking spots.
