As a hunter possible still looking for a new lease does anyone have a lead to a credible leasing agent?

Not every landowner or leasing agent is "out to screw someone." If you follow some basic principals in looking for a lease, you can minimize the chance of being duped by a swindler. Also, you get what you pay for. If you are talking to someone about paying to hunt per day or weekend (excluding package hunts)--do not expect to be impressed with game you actually see. Here are some tips that can help you.
1. Even if you use a lease broker, make sure you get to meet the landowner and discuss expectations before signing anything or paying any money down. 2. Always get your lease in writing--signed by you and the owner. This way, everyone's obligations are clearly defined. 3. Ask for a "legal description" of the property you are leasing. This way you can verify whether the purported owner actually owns the land being leased. Almost every county in Texas has an appraisal district website where you can look up property by owner name, address, or legal description and learn all kinds of neat things. 4. Ask for references (previous lessee, etc.). This goes both ways and usually helps a landowner make decisions about leasing to hunters they do not know.
Hope this helps!

Purchased a lease in Goliad county several years ago. My self and 2 other guys paid 1200 each to hunt 160 acres. The owner took us on a tour and showed us the boundries. I was playing arround on google about a week after we leased it and it became apparrent from the google view that the boundries he defined didnt support the acreage he defined. I calculated the surface area on google and it was just 60 acres. It was already the hunting season so we were kinda stuck however I challenged the owner about his claim that it was 160 acres and he quickly said so what do you want to do about it. I told him it was way over priced for the size and I wanted 300.00 credit back. He paid me the credit of 900.00 for the 3 of us. The other 2 guys couldnt believe what had happened when I gave them the 300.00. It was a poor lease and we got off the following year. I am embarassed that this happened but it demonstrates that a lack of honesty is not unusual when attempting to get a hunting lease. Buyer beware

I bet its me that Danny guy is talking about on that 3K dollar 160 lease. Just to set the story straight he didn't kick us off, we asked for our money back. Also we're not college kids that left for school. Pretty simple deal, he drove us around and showed the property lines, told us its just under 300 acres and year around. We paid him and where on our way. About a month later I was out there checking cameras and ran into the land owner, he was not happy to see me and told me I only had the 80 acres in the back. I told him what the lease guy said and the boundaries we drove and he said he was wrong. I had to go back and forth with Danny on the boundries and even send him a outlined map of what he leased us and what the landowner said. Funny thing is he still coupdnt get it. He either didn't tell the truth or doesn't care enough to know what he's talking about. After raising enough he$$ he gave us out money back. Ill never deal with him again.
