My father leased 1000 acre place on Finnis Rd, Young County last year. I went with him to look at it. The guy was a typical lease broker talking about forbes that were there(was none of what he read off a deer forbes book somewhere), travel lanes, an so on yada yada. Said that the land owner leased 2 days a year to dove hunters, an that there would not be anyone else out there. Running out of time, he leased it.

This was the biggest train wreck anyone could ever dream of having. First, he told us that we could hunt 500 acres that wasn't even on the lease. The 2 day bird hunt turned into the whole dove season with an average of 100 plus hunters a week out there. Ranch owners hired hands out there jacking with the cameras an blinds the whole season. We had more poachers running around than a riot in a LA street. Feeders stolen, blinds with windows broke out, poachers hunting in blinds. Just the worst nightmare. Told this lease broker many times of the trouble, to him saying it was out of his hands. Just a man with no balls.

Here is where I draw the line in the sand. Today, my dad was out there cleaning up his stuff to get off. Lease broker was showing around other guys to lease the place. These guys stopped an talked to my dad. The lease broker told them so many dang lies an totally misrepresented this place. Broker told these guys we took all these deer an that we got to fighting among ourselves an that we didn't have the money to release it. COMPLETE AN TOTAL LIE, NOT ONE THING HE SAID WAS TRUE. SO HERE IS YALLS WARNING.

I was on the lease with Lonnie and his dad and uncles this year. If you care to look, I have a lot of information over on the "green screen". Long story short, 10 hunters, several of us were there every other weekend (me) and a couple every weekend. ONE doe shot - one. There are lots of hogs, a few turkeys. I was getting my stuff this weekend, I was spotlighting for hogs on the wheat - probably close to 300 acres of wheat in three different pastures - not one deer was seen, in about 2 hrs of driving around. There are at least a dozen locks on the gate - too much access and too much "family" around. Look elsewhere fellas and save yourself some grief.

I probably wont be very popular after this, but here goes... I would like to start by saying that I am not a lease broker, but have used them in the past w/ mixed results. I will say that it is totally unacceptable to be lied to. But there are things done by the landowner, on these leases, that the lease broker is not made aware of and therefore cannot control. What we have to understand is that some of these are working ranches w/ oil & gas wells etc.. The landowner has an agenda. The lease broker can not tell the landowner who to hire, stop the poaching, stealing, vandalism etc.. We have a signed agreement, giving us the hunting rights, which gives us all we need to call the law etc.. So, in a way, the lease brokers hands can get tied. As far as deer count goes, I will drive and walk the property for as long as needed to see deer signs for myself. It the lease broker can not understand that, then I do not sign or pay and move on. Not being unsensitive to yalls situation, because it is unfortunate. Sounds like yall are doing the right thing by moving on. Wish yall the BEST of luck on the new place that yall find!!!
