Just wondering if ANYONE ELSE has been LOCKED out of their deer lease here in East Texas this 4th of July ??? We pay OVER $1000 for a YEAR ROUND lease. Are they going to lock us out the weekend BEFORE season opens??

come on, sure land owner just wants a good pasture party. what would you be missing one day in middle of summer anyway?  don't you know fireworks, drunks, and setting grass fires is good for the Deer!

My lease is out west. Our land owner is cautious about activity currently due to the fire situation around the state the last few months. He is being very cautious about us driving through tall grass and even asking us to move stands that are not close to a road. I think all land owners are just a little cautious right now. However our land owner has never locked us out. He just likes to know what is going on.

I've never leased from an individual land owner. He may argue that he already gave a 1/365th discount. He could have at least invited you to the shin-dig

Sounds like the land owner has a problem with the way someone on the lease is doing things. If it was me i would be looking for another place, i am not going to pay that much money to be told i cant come out when i want to. Does the lease paperwork state that the landowner can lock you out when he wants to?

Does the lease paperwork state that the landowner can lock you out when he wants to? Yeah, I'd pick my battles pretty carefully. If it becomes a regular occurrence, I might press the issue, but once or twice isn't a real issue. You have to remember that there are a whole lot more people looking for decent leases than there are leases available. Unless he's got other reasons he's dissatisfied with the lease, I wouldn't recommend a challenge to the landowner unless he's got something else lined up.

Maybe the landowner would loose more than a $1000 if his place burned down due to the dry weather.
Can't blame him for trying to protect his property, especially if he might have had problems in the past, or maybe one of his neighbors has.
Thursday at 12:45 PM #33 Once i learned that i didn't "NEED" to kill something, and that if i did kill something all the fun stopped and work began, i was a much better hunter.

I just wanna do my annual check of the animal population and thin out anything that needs thinnin. You can have it back on Tuesday when me and my hog doggin buddies are through!!  But seriously I would be livid.

I am sure he doesn't want fireworks on the property I don't blame him for that, but he could have just said no fireworks but I really don't think it is an issue to worry about

Does he like to party? Could it be he doesn't want to mix hunters and their guns with his friends who are there to party?
We give up 230 acres on one side of our lease from the Saturday before Thanksgiving through the following Sunday. The land owners and their family hunt that part of the lease that week. In the past several years we haven't heard a gun shot during the days someone has been there from the lease. Do they follow our same management guidelines? Who knows? But it keeps the peace and it is their land. We still get the house and 1,870 other acres 365 days of the year. That's 3 stands for 8 days during the busiest time for the lease. Could be problematic, but we have to choose our battles wisely.

I've dealt with various landowners and they all have one thing in common and that is they own the land.
Sure you can get huffy with them if they do something out of the ordinary or that "it's not stated in the lease" but the bottom line is it is still their call, and if you get a little too pushy they have a pretty good memory, and most don't like to be told that it's their responsibility to uphold their end of the deal.
I've always gone into a lease knowing that a lease agreement is mostly just for the hunter and the owner can pretty much make it null and void if he so chooses.
Sure you can take legal action, but in most cases you will still come out on the short end, and a lighter pocket than when you went in.
Tread lightly or look for something new.

We lease the land from a company(i.e. old timber co. lease). Never had problems before. Of course we have a NEW "forester" this year. He came up with this regulation out of the blue. They did convieniently wait until they had our lease money(June 15th) to tell us. If no one is out there WHO would report a fire IF it happened?? The timing stinks! P.S. I had planned to spend the weekend out at the lease WORKING on things, not partying.

No way I would want to go to the lease over july 4...to damn hot... much rather be wade fishing the coast.
Personally, I wouldnt get to mad..just one weekend.

ETX284 - I agree with you. As long as you’re not going out to the lease to horse around then I would be a little upset to. While it is hot outside we go about every six weeks just to fill feeders, do work, etc. Yeah it's only one weekend but I would be upset to. If you’re like me you probably look forward to going and something like that probably ruins your weekend.

Sounds like your situation is a bit different than most if your landowner is a timber company and the person making the lease rules is a forester (presumably an employee of the timber company). If he's doing it strictly as a fire prevention measure, I can see his point. Even if fireworks aren't involved, there still might be a lot of people out and the chance of a fire getting started would be a lot higher. But if he's doing it for some personal reason like his own party, that's not cool at all.
Maybe you should ask him, nicely of course, what the reason is.

who knows. It's too dang hot to be out there anyway. I like our ranch and my kids have a ball there, but I'm not going out there between Memorial Day and Labor Day because it's just too hot out there to do anything but kick back in the recliner with a cold drink and watch the TV. Hmmm, on second thought, that sounds pretty good...

You deserve an explanation. Is he day leasing it? If you have a year round lease, like I say, you deserve an explanation. Check the fine print in you contract if you have one, and like above ask him why, but just in a curious way and maybe explain that you only want to feed and see what he says. Make a record of it if he doesn't give you a satisfactory answer or maybe no answer at all, and then if it happens again or later if you are negociating a price increase you can bring it up and let him know that when it's a year around lease you are paying for that is what you expect for the money. BTW, the comment about it being a "new forester" should tell you something there! The guy is looking out for his job, and doesn't want anything to happen on his watch, so he's being overly cautious, so maybe more reason to talk to him to calm his fears.

$1000 for a year round lease. Don't know that I would be compaining too much. A lot of us would give our right testicle to get to pay that for a year round lease. However, next year you can get in writing what days you will not have access.never assume anything.
