I would have a very bad feeling about this lease as you've spelled it out. If you really want business then you need to either:
1) Provide a season lease for x number of guns. Typically, this might be something like $2500/season/gun with each "gun" restricted to y number of bucks and z number of does, and any family or friends' deer count against the guns total. NO ONE ELSE INCLUDING YOU would be allowed to harvest deer from the land.
2) Charge by the deer taken. Allow 2 1/2 day weekend hunts and 4 1/2 day hunts and provide blinds. You charge so much per doe, so much per buck, etc.
That's the way it's done.
The way you've structured it, you're gathering money from people and just bringing them in one after another after another, as far as I can tell.

there is obviously some of you that are not very familiar with hunting in mexico, $3500 is cheap, you pay for what you get down there
