Our family has about three hundred acres in eastern erath co.Most of the dairies are closer to Stephenville,Dublin,Morgan,etc.We do have flies,even though the closest dairy is probably 10 miles away.Our neighbor just paid 3450 an acre for 350 acres. as of now we are being taxed on our raw land $1500 acre.Erath is a very desirable county,close to DFW,yet some areas have great hunting,Tarleton state,Jewell and Ty murray,Tuff hedeman,and taxes that are relatively low.I am "Bullish" on Erath.Sorry I could not resist!

Contribute every pay day to market and it has grown but has not doubled...any way...I am leaving my legacy in land not money for my kids....never have seen a "strong box" in a coffin...

I love the entire area. Eastland, Palo Pinto, Erath, Hamilton, Bosque. I'll take any spot in those counties!

If your plan allows for a portion to go to self-directed (Fidelity does), you can get a custodian to set up a land part and purchase land through your 401K. I am talking my friend into it so I can manage his deer but he wants E. Tex and I want him to get W. Tex. smile
