It's only on 40 acres, but it's in an expensive part of the state, so it's probably on a similar valuation to 100 acres elsewhere.

Taxes were $2k/year before the exemption and $70/year after.

Wasn't trying to get in your personal busines but thanks for helping me get an idea. Seems like the extra work for cows etc. could save me a a lot of money as long as upkeep for animals isn't that great.

I do both. Lease for the past 15 years in Blanco County. Own about 125 acres in Cherokee County.

After about a week at the lease, putting up with the landowners BS I am glad to get back to my place where I make the rules.

The cost of the exemption can exceed the tax savings. If you have a couple of cows die on you in a year you are back to square one. Most will find to get the ag exemption and pay the smaller taxes cost a lot in time and money. It can depend on how you value your free time.

hay fields are work too if you want to keep them as hay fields and not something that looks like a bomb testing site.

You can plant hay and then lease your pasture to someone for grazing.

if u have fifty acres, or even 100.. ur not gonna eb overloaded with extra work at all, totally worth the ag exemptions.... JMO...

Guess I am spoiled with buddies with land and leasing over 1,000 acres. Any of you buy land around 100 to 200 acres acres after being used to hunt over 1,000 acres on a lease? Buying 1,000 acres is around $2,000,000 most places I hunt so I figure leasing for $9 to $10 an acre is cheap unless I won the lottery. I just can't imagine going back to a place under 600 acres to hunt if I had to buy and be broke.

but do u really have that 1000 acres all to urself??? i have a cumulative of 1000 acres to myself, but mostly deer hunt on about 600 of it. i know most people may hunt on a 2000 acre ranch, but are leased at 200acres per hunter. which to me sounds like crap lol

Glad I have some land...sold a farm in East Texas a couple years ago, miss it, but the relatives who lived next to it, I had problems keeping them off from hunting it.

Where I live now, there's plenty of deer, hogs, ducks, a few turkeys and on a dove flight going to roost. No exotics though, unless an Elk happens to get out of a few high fences around and takes up home on the place...my FREEZER became his home!

I do...had the place for hay and converted it over to wildlife. Doesn't reduce the taxes any since they are almost identical and actually more work is involved...but it is rather statisfying to see the benefits of what you have managed for and show others while enjoying a little during the hatching/birthing times for a diversity of species.

My dad wanted to see deer and more species, and I reckon that's why I have tried so hard to fulfill his dream which has come true, plus stock some crappie in the big pond (big No-No) but he wanted them and we do have a large population of Florida hybrid bass and blue cats to keep their population down. They were stocked back in Dec. 2000.

My family owns 1500 ac. s/w of Sonora. We have been blessed having this property, pretty tough for a blue collar family to pay it off, but its ours now. It is hard with up-keep on the place when you live 7 hours away.

6 guys on 1,100 acres and rarely is there more than 2 people there at a time. All stands are shared. It's nice to be able to spread out and hunt different areas. When I hunted smaller parcels not 2 miles from there, you would rarely see deer. Having a large place under one fence in this area is a big plus. No way would I buy anything smaller where I hunt cause it would not be worth hunting plus I still couldn't afford it.

60 acres in Concho County. Stopped leasing about 14-15 years ago.

I can hunt my backyard in Hunt County, also. I saw a pretty nice buck last week. I watch those deer, not hunt them. There are far too few deer around. Otherwise, I'll just be watching squirrels and crows...oh, joy!
