We own land in East Texas 500ac., I don't hunt it, some family does and every neighbor I as best I can tell. I lease a hunting place because I want a better experience.

I bought 205ac outside of Coleman Tx 3yrs ago. It is alot of work but it's mine. It's awsome to watch the sun come up in the morning while sitting on my porch.

The older I get, I don't want to own anything. Ownership nowdays means nothing but taxes, insurance, maintenance, liability, continuous expenses and guarantees you will always have more to do than you really want. If I want something I rent or lease it and walk away. I sometimes feel like my possessions are like chains dragging me down. (scrooge)

I have 12 acres that used to be deer heaven. Until the city decided to cut the 200 behind me, houses started coming up on the sides etc....its time to sell and find more and further out The good part is your 12 acres is worth more per acre than new land away from town will cost. If I start getting neighbors I plan on selling and moving further away from a town. Maybe out west Texas. I got 10 acres simmular to this and they are planning on putting a bridge acoss the lake. One of the propposed plan goes right threw my property. which will leave eight for sale. I got it for 5 an acrea it was taxed at 9 and it has about doubled in less than 10 years.

I finally took the plunge at bought property this year. The timing was just kind of right for me financially, and the right property came up for sale so I pulled the trigger. It was a big move for me, but I have had no regrets.
If you do the math, the numbers favor leasing in the short run. Longer-term, there is no doubt in my mind that recreational (hunting) land values will continue to increase commensurate with the population growth and hunters that come with it. They just don't make any more of it, and while I may not get rich on it, I don't think I will lose any money on it should I decide to sell some day.
But there is nothing like managing your own place and seeing the results of your efforts. And there is also nothing like rolling up on your own place knowing that you don't have to worry about anybody else or what they think.
Of course, there are pains in the rear like poachers, thieves, etc.

Had 400 in Franklin County. Sold it because of the dang poachers, one family in partiular. Bought 325 acres in Delta County 5 years ago and haven't looked back. Neighbors are great, deer are big, and hogs are everywhere.

Leased one year near Grapeland. Never saw the first buck. Usually military bases or WMAs for me.
Blessed enough to buy 240 acres in Hall County back in November. I think the other land owners here will agree with me that there's nothing quite like pulling the trigger on a nice buck on your own land. It's really weird also to wake up, get dressed, and walk a half-mile to your stand. Beats getting up at 3 am and driving for an hour to beat the rest of the Hunter Orange Army to a good spot.
The only downside is that I don't live there yet and it's about 500 miles away from here. So I get up there a few times during the season and enjoy every single minute of what the Lord has blessed my family with.

Never owned a piece of property in my life. My wife's parents own about 4000 acres (2000 cultivated/2000 uncultivated) in Foard County.

We have owned 120 acres in Callahan County since the late 70's. The hunting here keeps getting better and better. Great neighbors too! When I lived in South Texas, I leased. I was on a couple of good leases and one or two that weren't so good.

I have a whopping 40 acres right in between Austin and College Station. Right now, only 2 neighbors, 1 of which doesn't live there and is filthy rich, so I don't see him selling (has 2500 acres).
Tons of deer and some hogs, but more than anything, I can go out there and do whatever the heck I want, because it is mine.

We have 1200 in Kansas...been in the family for 60 years. My Uncle still farms it/runs cattle. Amish have been buying land all around, you cant ask for better neighbors than them! They dont run machinery or hunt what they dont need. Makes our management bucks get bigger and more abundant. Just hope that when the farm is passed down I get to have a say so in operations and not my greedy California cousins.

I own 180 acres in NE Stephens County, about 5 miles NW of PK Lake. That is a lot smaller area than I use to lease, but at least it is mine and in a good area as well!!
