Hey guys, Price = $893,700 Acres - 331 +/- Will NOT be sub-divided. Listed now: Ranch Listing This will be listed on www.Landsoftexas.com soon, but a few folks have asked so figured to post a pre-sale post to answer questions in advance. This is 330-331 acres of land that I have managed for almost 9 years and can tell you, there are more and better animals than when I got it. I can vouch for Russ, this is a first class place with tons of game. I've been down there a few times. Have always seen game. Definitely gonna' miss going down there. But things change sometimes. His hard work is someone elses gain.

So, FYI - We are changing the listing up.
We decided to lower the price on the 3 surrounding tracts and split this into TWO ranches.. but, we will not sell ours unless the other sells also as I do not plan to go back to take care of the 2nd ranch heh.
So, TWO ranches.. OR one ranch.
Ranch #1 - 76.72 acres is what all is here cabin, electricity, bathroom, a/c, etc. $2,695 an acre total - $206,760
Ranch #2 - 254-ish acres $2400 an acre - ALSO has a small cabin, no restroom but has electricity, a/c... needs more bunkbeds etc, but we used it for 2.5 years before we built the other. Electricity on there and hooked up, elec crosses/will cross each of the other tracts. same as that tract, all deer feeders and stands convey, WLM etc. total - 610,000

It does. The only catch is, because of the fact that we still have to maintain the OTHER part of the ranch, is we are not selling the 76 acres until the other 254 sells. I do not want to have to drive all the way there to maintain our Uncle's tract while watching someone else enjoy mine heh. Now, if we get into a bidding war, we will talk to her uncle and see if he wants to lease that side out till it sells, but it would have to be a heck of a deal to do that. Sorry to complicate it, but our side and cabin are super nice and has a lot of interest but I am stuck trying to sell all of it. The other 254 acres are also nice, have a WLM, and have electricity and a cabin that once cleaned out is totally usable, just not this cabin. Here is the other "Blue" cabin, before we started storing stuff in it (and a picture of the land.. very nice also. The price is lower, but still has electricity AND a cabin.:

FYI - update:
After looking at the numbers and values, we are thinking of allowing the tracts to be split 3-ways, or 2 or bought as a whole based on this (sorry for the confusion, just trying to offer options for folks):
Tract 43 - 76.72 acres (with the nice cabin etc and electricity) 2695 an acre so like somewhere around $206,760
Tract 15 & 16 (total of 106.15 and 44.45 I think): 150.6 acres +/- for 2450 an acre so like $368,950 has a cabin, electricity etc
Tract 13 103.44 acres for like $2100 an acre will have electricity crossing it and also has the WLM. so $217,224.
In case anyone knows folks that want land too or want something different.
Or they can buy two parts or all of it at that price. Always good to pick your neighbors if you know anyone heh.
Will sell it all the same time-ish.

Not sure. I know it appraised for 2050 an acre in 2014, before land prices skyrocketted out there.
That being said, we will cross that bridge when we have to, but I can tell you that the people 9000 ft got an initial quote of 110,000 bucks to run electricity to them and we have it run through or on all 4 tracts, so... it is worth every penny.. heh

Update: So, my wife and I spoke a lot about the ranch over the weekend and decided that typing a tract to others is not the best solution.
So, we will have a neighbor maintain the other tracts that do not sell as fast because folks really want the 77 acre tract with the main cabin on it. Holding onto it till the others sell is just plain dumb... but, "I" do not want to have to go back out and see folks living in the cabin I built heh.
So, we are going to list all 4 tracts individually, as well as as a package deal, and if folks want the 77 acres with the cabin, they can have it and not be tied to the others selling.
We have to work out the listings, but as long as "I" do not have to go back out there.. heh...finding people to hunt hogs on the other tracts should not be a hard thing :P
Duh... I could list the other tracts and tell the buys they get to hunt that for everything except wtd and turkey so long as they maintain it :P Would be hard to keep them honest... so would have to work that out, but.. eh..
