Leasing for per acre, around the Brazos? Good deer land with wheat. For argument sake, 200-300 acres, two guns??

2 guns at $1600-$2500 per gun. 15-20 per acre is fair. They could probably get more though.

Are you asking about the area near the double mountain fork of the Brazos / west Haskell county?
I know a group N of Sagerton with wheat, good cover & habitat at least one large tank & some smaller ones, water electricity septic, about a 18'x24' dilapidated dirt floor barn with good roof for storage, 210 - 240 acres per hunter $1900 per spot, so around $8 -$9 per acre.
I also know 3 guys in eastern Haskell that pay $2250 each / closer to $14 per acre. Father & son in eastern Haskell that lease 140 some odd for $2400 / closer to $17 per acre.

We has a place 200yards from the river in some spots. We had 900 acres for 3 guys. 2250 each. It was well worth it too.

It’s worth saying that area hunts very small. It’s fairly open country. 300acers per hunter would be a minimum. If you push deer out of the area..you won’t see anything all day. It’s not a place for lazy hunters in my opinion.

Call Haskell Farms DQ. They probably have about 20,000 acres they farm. They might have some of it for lease. If not, they will know other farmers who do and what the going rate is.
I agree with Wacm as far as acres per hunter go.

Good luck neighbor. Haskell is a great area and Dove is an added bonus. I always liked that area out to including Aspermont.
