I only lease now, but hopefully in the future I can pick up a nice piece of land!!

Wife's family owns 314 acres, but I am the only one who does anything on it and have been pretty much been given run of the place, although I keep them informed of everything modification/improvement I do just to be safe. It was just an investment for them. I am extremely fortunate.

I was born lucky I guess...we've got family land in Kimble and Irion counties for whitetail, oldham and Deaf Smith for muleys, Hale for pheasant and quail, and my father-in-law has big land in south Taylor and also Nolan county. Never realized how lucky I was growing up, but now I can really appreciate it.

Owning is fine, but make sure that there is A boss. We have family members (brothers and sisters) that basically own a small place. Nothing ever gets done because no one is in charge and everyone says that they do not have to cowtow to the other. If you own, there needs to be one , possibly 2 owners and that is it. Bottom line is there are too many chiefs and not enough Indians.

I'm 31 and saving feverishly so I can purchase around 100 - 200 in the near future. My in-laws have land all over Austin County and I want in on the action. Plus, as has been mentioned already, being able to do what you want with it is wonderful. (pine tree in your way? No timber company, no problem! Cut 'er down...!)

Ok, Let me put a little different spin on things. I too leased for years and wanted my own place. I didn't want to drive too far and wanted duck hunting( the real deal not pond jumping) but I also wanted to deer hunt with hogs a bonus. I purchased 276 acres that had a prominent creek and nice elevation changes bordered a wetlands. I built a cabin, deer stands, food plots,dug a well,added a 3acre fishing pond,kicked the crap out of some poachers(solved that)made friends with the local game wardens and built a 18 acre moist soil unit. I planted pine, added some cows, replaced fences for same (must keep ag. exemption) Sounds great right - It is sort of - the deer hunting is not very good with this the worst year yet - (I don't know why) - The hogs while doing much damage and sign everywhere rarely present daytime shooting chances- The ducks are sometimes fairly good, but not consistent - for money and time spent I could probably hunt in Africa every year - We use the place year round and the pond fishing is good - good 4 wheeler place -- Bottom line I always thought if you owned a place you could transform it into hunting mecca. I'm starting to doubt my resolve. At least with a lease if ain't good you can move on more easily. Perhaps when I sell out I'll recover some money maybe make some. I still kinda/ love hate the place. Careful what you whish for you might get it.

My father and three of my uncles and I all went in on 500 acres about 20 years ago. We each purchased credit life policies that pay off our portion of the note. Sadly, it's now down to me and a 73 year old uncle. I'd trade it all and day-lease the rest of my life to have my dad and uncles back.

I'm the same as you Cody, My family has land all over Oklahoma. For the last 4 years I been buying other family members out one small peice at a time. May never have it all but I plan to preserve as much of my great grandfather and grandfather passion as I can.

first year to not have an actual lease to hunt, but between my parents and soon to be inlaws I have roughly a little over 8K acres to hunt....soon to be 10K with 2 additional counties to hunt.

I'm in the clear this year.... I didn't even pull the trigger. Did see the big 8 though, at 12:30 MONDAY afternoon within 80 yds of my boxstand.... he got the memo that season closed. Looks like now it is time to go help friends meet their doe quotas.

This would be so true for me. I can see it becoming a collecting fixation that would leave me more dissatisfied than owning no land at all.

Lease but wanting very badly....we (my lease buddies) are looking at setting up a trust to buy land and use it to build our DEER HEAVEN.

Those of you that keep repeating how expensive it is to own, it's not really that bad.

Taxes: Ag Exempt $70/year
Insurance (liability): $120/year

That's basically it apart from what I would spend at a lease anyway (corn, feeder, etc.).

Can someone please briefly give me an example of the tax savings ag exempt brings? I'm going to buy land and move there when I finish up school.
