quail lease question

OK know this is vague.. but seen estimated price per acre on quail leases.. but couldn't readily find.. and don't wanna ask on the lease and land forum.. strictly a quail hunting question..
A friend called.. says he is going to run dogs on a landowner he knows. in next couple of days.. to try and get handle on bird #.. its 3 sets of property 1000 acres, 600 acres, and 300 acres.. all I know its in Panhandle.. he ask me.. What's a fair price for after deer season quail only lease.. sparce conditions no lodging.. any ideas.. thanks

Pretty sure that the hunters on our place near San Angelo pay $2/acre for quail season and only have access after the season. Not sure if that is a good deal or a bad deal though.

I'm talking to a guy who is asking $3K from Jan end of deer to end of quail. 12 people on 26K acres. again, no lodging.

Most after deer season leases go for about $2 an acre.

It can also depend on habitat. I'm on a 50,000 acre lease for @ 5 grand but it only has about 10-12 acres of good habitat. We are hitting @ 8-15 coveys a day this year, in 3-4 hour hunts. Much of it is underwater, salt flat or sacauiste

where I hunt we are finding a covey or so an hour...not worth paying for a "quail lease" but worth hunting if you don't need to shoot a limit.

That's not a bad deal at all. Let me know if you are looking for some hunters. Might be interested depending on where it is. Myself and a friend are always looking. We have a polaris and 2 gsp's.

El Sauz--West of Port Mansfield. The East is across the road--I wasn't aware they were leasing for quail, never seen anyone there.

I've hunted the East. The main gate is off 281. I think I remember that it's 70,000 acres.

That's right--there is more than one East ranch. There is also a East ranch northwest of Port Mansfield. Two East brothers married Kleberg girls. The Klebergs were a hard drinking bunch of rounders, the Easts were conservative and religious. The girls split off their portions of the King ranch a merged them with their husbands' land. El Sauz which is over 50,000 acres was the attorney fee for the partition. So, the East ranches must be bigger than 70,000 acres. The ranch you are talking about runs along the playa country from 281 to Sarita.
The Easts allow no big game hunting on their ranch. Never seen so many tame deer.

I lost Cracker down there several years ago. A rancher picked her up on his ranch off hwy 77.

The lease I am on is adjacent to the East El Sauz unit. I think the ranch you were on is the ranch that is not in the foundation.
I think the ranch you were on is the Santa Fe ranch, owned by Evelyn East and her kids. I think he was the brother of Robert East who started the foundation.
