Toilet leaking around the botttom

Toilet leaking around the botttom - 06/23/21 02:19 AM

Wth do I do with this? Flange has a pretty good cant to it and flange holes are 90 deg off. The bottom of the round bolt hole there is no notch or square that will capture a nut. Thinking call a plumber.
House built in 74.

If you can get the old flange out and there’s room in the pipe you can seat a pvc flange and anchor it to the floor with Tapcons. That pipe looks pretty crinkly and if it’s not years of Allsup’s burrito residue you might be able to clear it out a bit. If it’s the pipe itself call 1-800-BENDOVER and ask for a plumber.

You don't need a plumber. Get this:

Anchor it with the Tapcons as mentioned above, or a wedge bolt, or something I saw a plumber use that looks like a flange rivet type anchor. It had the flange at the bottom like an anchor bolt, but had a pin sticking up that was driven down by hammer to make the flare at the bottom

And of course you need a new wax seal. I would get one with the throat.

Plus from what I see the original install was a little off. Prepare to drill at least one hole, maybe two, through tile.

Part of you problem may be the height of the flange. If the floor tile was added later, the flange may be low. I had something similar. I used a flange repair kit and a wax ring with a rubber insert. There are several types of repair kits avaiable.

Kids bathroom, looks worse than it is. Yes the tile was added later.

3 issues
The way its tilted one side is a little below the tile the other above it, was thinking maybe I could take a BFH and beat the high side down a little? If not maybe shim the low side up. Its got a pretty good angle, at least a 1/4" off.
No way to tighten a regular toilet flange bolt in that one hole so maybe get a specialty bolt with a head that will grab the bottom of the flange as it tightens. I think thats what started this mess, that bolt worked loose and the toilet started rocking.
Get one of those wax rings with the rubber insert.

Be a couple days before I can get to it. Tile all seems solid, gonna leave a fan on it til then and dry everything out.

I could anchor a new flange, problem is I got no idea how to get that old one off or out and afraid I'd tear something up trying to do it.

Or just get the extra thick wax rings, if too low then double the wax ring

Think I'm going to try the Danco Hyrdo flange. Looks like it will work for what I need.

I just read up on this, looks like the ticket. I have the same problem so I'm hoping you give us updates on this project.

Nope. Toilets don't come with a flange. Maybe a wax ring, if you're lucky.

Didn't take a pic of the toilet mounted, because hell - its just a toilet.

Longest part was drilling the holes for the Tapcon's.
I flushed it half a dozen times with no leaks.
The directions talk about cleaning the old flange bolts if you want to reuse them, still haven't figured out what for?
The studs on it for mounting the toilet are 1/4". Couldn't cost that much more for 3/8 and also include lock nuts...maybe they know something I don't. I did loktite the nuts so maybe they won't come loose.
The old flange was canted, this sucker was straight after I screwed it down, I double checked with a level.
It doesn't wobble and sits solid now, hopefully it stays that way.

So far pretty happy with the whole thing, much better deal than calling a plumber.

Honestly not sure. Maybe you can use the old flange bolts to mount it instead of drilling holes in your foundation? Don't think the instructions mentioned them.
