Afternoon,

Looked at a property today in between Olney and Megargel. Anyone with any insight into the area as far as population / quality of game. This is a place that would be groomed for next season, although we would visit throughout the winter just to get out and about.

I used to dove hunt in Megargel

That was 20 years ago but some of the best dove hunting I’ve done

Some other guys I know leased the place for deer

I think they had decent luck

There used to be quail out there and I can’t recall a time where we didn’t cross paths with a rattlesnake

Used to be better out there 10-15 years ago. Now pretty much most of the land is leased and decent amount of pressure. I've hunted Megargel for 20 years. You can expect decent populations of all game in suitable years, but age structure maybe lacking on smaller properties. Left me know if you have any specific questions. I'd be leery of places less than 500-1000 acres, for decent deer. You'll also want more Mesquite pasture than Planted wheat, but the wheat is a bonus for late season deer. If you can, talk with the neighbors and get an idea of their management practices and size of the surrounding ranches. That will be the deciding factor, IMO.
Small properties on your perimeter will usually mean what ever you let walk will most likely be shot by your neighbors.

All about the neighbors bc they are going to most likely be hunting as much as you, if not more.

Have been out that way for the past 7 years and have got some great bucks but both you and the neighbors need to be willing to let them at least get past that 3.5 yr old JV stage.

This property is about 350 acres, 75% mesquite and 25% wheat field..... properties south, west and north are all primarily wheat, very little woods except to the East. Didn’t see a single stand / feeder on any of the surrounding properties.
