Need some opinions. I’m looking at getting on this lease that is located in flatonia Texas. It is 80 acres and it will have cattle on it. My question is do y’all think it’s worth leasing since the layout is skinny? not sure what my chances will be of getting any deer at all. Also what would a lease this size normally go for a year? I only plan on putting two stands on it.

I see a couple of problems with this property. One, it appears to have houses on two sides of it and two, it has country roads on two or three sides.
Get it cheap if you have to have it. Good luck.

Try it for a year, start feeding early and set up camera's. I wouldn't pay more than 1200.00 for the entire place.

Have you seen deer from previous years? How are the deer in the area? Lots of questions can be brought up but the main thing is about being in the woods. If it's at price you like and you like the area give it a chance. You never know unless you try.

This land has never been hunted on. Only used for cattle. Landowner doesn’t hunt so he has no knowledge of the deer there. He has told me that one time he was there he had seen signs of hogs.

Go and do a quick walk around. Look for tracks, scrapes and deer trails. Maybe you will even see some deer. The place could be a dud or it might be a diamond in the rough!!!

I agree with TAT. I'd add that I would but out a couple TCs at those pinch points now if the owner will allow you to. It looks like it has good potential for one person hunting it.

My thoughts as well. Are you a local guy? If not, it would be tough to monitor the activity that might impact the place. Did the landowner tell you how much livestock is on the place?

A good source of info on deer numbers is the TPWD Biologist responsible for Fayette County, I believe he is out of the Regional Office in La Grange.

You have to walk the place and scout for deer, deer sign, game trails. I personally wouldn't lease this one without getting on it first.
+ I assume he's keeping the cattle on it? Deer don't like cattle all that much.

My first question would be how many head of cattle will be on the 80 acres, before I even considered price or looking at the property.
