Alright so tmr I finally get to walk the other side of a property that I will most likely be leasing for the 2015 season. It's 75 acres and me and my best friend plan on leasing it together. With that said what should I look for. What are some tall tale signs of a good situation or bad situation. I got to hunt the front little spot this season. I passed a nice 8 bc of AR and ended taking a spike. With it being 75 acres we are thinking 2 stands and maybe a bow stand as well since does can only be taken during bow season. Is it possible to take one or 2 does each and not over pressure the deer? We do plan on game cams so I know that will give us an idea on numbers per hunt. If we have two legal ( shooter) bucks how have yall decided on who should take what or do most of yall go by if you see it at your stand you take it. We plan to feed year round and possibly do food plots if we have space. My expectations of fun and enjoying hunting with one my best friends is high and my overall quality I believe is reasonable. Any help dos and don'ts will be greatly appreciated and I will make sure to create a written contract with the rules of the land.

IMO, most of the deer you see, so will your neighbors, so it will depend on what the numbers of your "herd" is and how they hunt. It would be easy to over crowd 75 acres with activity if you are not careful. I would use the bow blinds if does are on your list, half the bucks that will come on your property will come from afar anyway.

As far as who takes what buck, that is something you fellas have to work out. Myself personally in that situation, it would be what ever was presented and the decision of the fella in the stand at the time.

If it's truly a best friend you're hunting with, then I'd scout your bucks on camera and come to an agreement that if one of the target bucks comes out that whomever happens to have it presented to them, takes it 1st. The other person can get their venison from does/spikes. On smaller acreage, you never know how often and when a nice one will show up. Some seasons this may be you taking that mature buck and in other seasons your buddy; "best friends" can make it through that conundrum. In time, you may also find that 2 mature bucks out of the surrounding herd is no big deal. That's how I'd work it out...

What is the deer population on the property and in that area like? Do you have a survey? Do you need to shoot does?????? The hunting will be only as good as to how the neighbors are hunting around you.

This is very true. It all depends on what is being done around you.

I believe there are quite a few deer. I was seeing 8 to 10 deer per hunt on the small 10 acre spot( basically the back yard). I saw lots of young deer this season. I believed that many of the older deer were in the actual property and my feeder was one of opertunnity for younger deer.

My neighbors don't seem to hunt. I've seen stands but the land owner said they don't hunt.

I agree with this, you & your best friend might only see that buck one time during the season. I think you should agree up front what bucks will be taken and it needs to be first come first serve this first year. After than and with good cameras, you might know when a certain buck is showing up to a certain feeder.

So I walked the property and I liked what I saw but still nervous that it won't be as great as I want or expect it to be. The land owner behind my lease has to go through my lease to get to his. Anyone else have that issue on their lease is this a problem or something that needs to be talked about in advance. I like two spots that are already set up. One is a one way syndero in the middle of the front side of the property. The other is a four way with a feeder 75 yards out and a 2 acre tank close by. I like the syndero better than hunting over the tank bc it gives the deer more cover. I'm not a bow hunter but my buddy is and I'll be using a cross bow. There is no place to hang a tree stand so where should I be looking to put a bow blind. Any tips would be greatly appreciated.

Use a tripod stand set in what brush/trees you have.

It would have to be damn cheap for me to have other hunters passing through all lord knows when on that small of acreage, but that is just me.

As a rule, again as a rule, I believe 100 yds per hunter is a good place to start so that would dictate 1 hunter. That being said the joy of hunting has every bit as much to do with who you hunt with as to how big and how many deer there are. So it simply means compromise and you two both need to make sure you are on the same page with expectations and with what the land will allow. If not...

As far as the other landowner accessing his property through your lease, it all depends on how honest and trustworthy he is. There are a lot of people I know that would never shoot a deer while driving through someone else's property, but there are a few folks I know that I think might do so. It just depends on the individual.

As far as who shoots which buck, we've always had the rule that who ever sees him first can shoot him.

On a bright note, you'll always know when the neighbor is coming or going. If you've seen 8-10 deer per sit, then I'd think your density is pretty high. What county? How big are the neighbors? If it's cheap as you say it is, I think you and your friend may have found the holy grail.

Not to be a buzzkill, but your hunting 75 acres, a very small place, especially for two hunters. I wouldn't worry too much about does, management, etc... As you stated, your goal is to have fun with your best friend and you can certainly accomplish that on 75 acres. Don't overthink it, throw up a couple of stands so you can hunt varying wind directions and then go hunt. If you have a decent buck that makes AR's, shoot him. If you see a doe and you want the table fare, shoot her.

1000 bucks for both us. Karnes county. Not sure on neighbors property size.
