Currently looking at some land South of Broken Bow closer to Idabel that a friend of a friend is asking if I am interested before he lists it. Our primary intention of the property would be to increase the wetland habitat, long term deer management, and general family recreation. Checking to see with the crazy market of just about everything nowadays if anyone on the THF has land up in close proximity with some insight. It is 550 acres and he currently thinks it is worth $1,800 per acre. Mainly timber with some clear cutting happening within the past 3 years on about 30% of the property. It has little river frontage as the Northern border and one or two small cypress sloughs and just a couple small stock tanks. Pretty close to Little River National Wildlife Refuge. Electric and Water accessible but no structures on property.

What does general timber land with river frontage lease for per acre?
What are you seeing 400-600 acre tracts current valuation in the area vs. historic?
Are there any good timber consultants that you would talk to/hire before purchasing a property in a known timber production area?
Deer densities in that part of the country, I have seen trail camera pictures of monsters but most harvested deer pictures seem below average.
Any reason to avoid that area compared to others in OK? Other things to consider?

If he lists it it won’t last more than a few hours more than likely at that price and I’d be first in line if the timber is even marginal. Buy the land, sell the timber and in a few years have a cheap property to play on for generations.
