Question about being "Land Owner's Agent"

I'm designated as the Land Owner's Agent for both pieces of land that my mother in law owns.

What does this mean? Do I get to decide who hunts on the land or what?

I don't know but if it does can I hunt it?

What do mean agent? Your selling the land for them? I would say you still need written permission to hunt it.

For our doe permits, TPWD sent me a letter with my name as the Landowner's Agent?

It means you make all the rules.
Also, you can do anything without having to consult the actual landowner. For example, you catch somebody tresspassing or poaching, you have the authority to have them arrested and charged. Or, if the property is large enough, you can put it in LAMPS and get doe permits every year if that county doesn't have a doe season all season long. Or, has the say who hunts and who don't, etc........

Probably depends on the landowner.
Keep in mind, "Landowner's Agent" is just another term, mainly for lease agreements and so forth.
And since you said it's your mother in law, you 2 just need to sit down and discuss the matter. Find out where you stand in all of this.

Basically in baseball terms your mother inlaw in the team owner and you are the COACH; you get to tell the players how to act and call the plays but ultimatley your job security(as agent) is solely based on the land owner and how much authority they allow you to have.

1. Can the land owner still let people hunt with out asking you-Answer: Its their property and unless you have a written lease agreement they can do as they please with their hunting rights.

2. You will most likely be the first and last line of defense with people making dumbA$$ mistakes; shooting button heads, bringing unwanted or rude guests, filling out all the paperwork ect ect ect.

Best advice I can give is to sit down with your mother inlaw and get some CLEARLY defined rules and get each other on the same page.

That's wrong about if the landowner can allow more than one party to hunt a single property if they wish. The landowner is the responsible party involved here and has to designate who is allowed to hunt, otherwise once money changes hands it is implied that the lessee will be the sole user. Otherwise the landowner has breached the contract. If it's done in a attempt to deceive then the landowner has committed fraud. That's why a good contract is always necessary, for the protection of both parties.

She owns the land, through our LAMPS permits and other stuff she's had done through the Corps of Engineers, I was designated by her and TPWD as the agent.

The first time that I was referred to as 'agent' was in 06, and the land was reserved for family use only.

Now that her husband has passed, she's letting any man with a ...., go out and hunt on the properties that I, and a brother in law, have spent several thousand dollars on maintaining and keeping stocked up with corn and water troughs.

She did this once before and we had about 5k in feeders and traps stolen, and she doesn't get it.

So I was thinking I could get these guys off the property, hunting on our setups and whatnot being that I'm the agent.

Being the "agent" on the property just lets the TPWD deal with you instead of the owner. It doesn't give you the authority to over rule the land owner. She could have you removed as agent with one phone call. That being said, the situation your in would suck. Good luck.
