Fort Worth info needed

Fort Worth info needed - 06/09/21 10:13 PM

School me on parts of town worth moving to, and parts to stay away from. My son wants to rent a nice house up there, but doesn't know anything about the town. His girlfriend will be in the UNT health science center area and he needs access to DFW airport. Any guidance is appreciated.

Good luck. The influx of money is really affecting the rental market as far as availability. 1 year leases are being paid in cash upfront just so they can stay there for a few months while they buy/build a home. Just went through this with a couple of clients, they both ended up in hotels while they look for homes.

West and far north are all that's left that's not the hood. Far north is a traffic nightmare. Parts of West are bad too such as Como and Camp Bowie West north to include White Settlement, meth country there. Benbrook, southwest of Loop 820, is where I lived and I would have no problem recommending the area to anyone.

West Fort Worth is great. Rentals there will be pricey. Arlington Heights is a good neighborhood. Some affordable duplexes will pop up there from time to time. Ridglea Hills is very nice, but good luck finding a rental. Agree with ntxtrapper, stay away from the areas he mentioned. I lived in Benbrook for 5 years, it's nice.

Yeah, my son is used to paying out the nose for rent.

I'm not sure what she's doing up there. Med school? She graduated from UT a couple years ago has been going to UNT for the last year, and now is going to the UNT Health Science Center.

Appreciate all the advice, I'll pass it on to him.

Check out the river district. Very close access to downtown, not far from 7th, and some very nice upscale apartments.

I would have suggested the River District but he said they want a rent house. The only homes there are going for 800K to 1.5Mil. I doubt any of them are for rent.

I just drove Lantana to their yesterday and unless you have $2 to $6 mill good luck for a house. Enjoyed 407 bbq though. Pretty sure there is affordable stuff to the west though. The esates are insane over there though. Love it.

Absolutely. They have a Whole Foods and a plethora of hipster restaurants. The apartments are along the Trinity River trails so dog walking isn't an issue.

North Fort Worth is still nice if you can stomach the traffic. Airport access is quick and easy anytime of day if you pay to take the toll lanes.

Arlington heights is a nice older neighborhood. Close access to everything you could want.

He has a townhouse in the river district on his list of places to look at. That would probably be a good fit for him. He's 25, and likes that young hipster lifestyle.

I don't know any part of Ft. Worth that I would want to live in. There are some small areas that are nice, but the next road over is horrible.

Don't be afraid to drive. I got my masters at UNT in Denton, while working in Keller, and living in Weatherford. The drive is worth getting out of Ft. Worth.

7th street, camp bowie, university. Sundance square downtown, Montgomery plaza. The town is safe, we all know where not to go.

If she is at the HSC, focus west of campus and try to stay north of the bricks (Camp Bowie). The closer you get to River Crest CC, the better. I have a couple of rent houses in River Oaks that are filled with HSC folks. The area between River Oaks Blvd and White Settlement is basically the last bastion and hold out of blue collar inside the Loop; its been a good buy for me, I also enjoy getting to habla from time to time.

The Ridglea Area south of I-30 between Bryant Irvin and 183 might hold some acceptable prospects for lease as well.

TexRail from downtown to DFW is mighty convenient these days.

Despite ongoing gentrification, the Near Southside (south of Montgomery and Downtown) is lost to the Woke, Hipsters, and vagrants that can't pay their bills at JPS.

Glad to hear it.

When my wife and I were living cheap to keep her school costs down in San Antonio, we lived in a real [censored]. $500 a month on the bottom floor on West Magnolia (wrong side of San Pedro). Interesting 18 months.

We could have afforded a better neighborhood, but the stories we have now are great. We would not have lived there with kids.

One of my clients lives in The Towers in Downtown.... was the old Bank One building, I believe. She owns the apartment, nice area down there, but DANG those prices....

I'm glad your son found a place. A good friend just graduated from UNT Health with his master's. He was accepted into A&M Dental yesterday. Perhaps your son's girlfriend is looking to do something like that?

They were down here this past weekend, and the wife got to talking to her. Apparently she's going to start med school from what I gather. Four years then two more to specialize? I dont know if that sounds right, but thats what I got on my end after a game of telephone.

I do know she would never go to a&m, both her parents are UT grads.
