What are you guys seeing on per sqft for remodels and new build on residential?

The answer is going to vary widely with location.

Just had one built last year. Wifes custom drawings. $150 a sq. ft.

Paradise for something new or near new is $140 for nice, not super nice

I was quoted last week for a new home at $140-$145

This....neighborhood....style of home....city, town, or country....base model or highly custom.....too many variables....

It's a 1980 brick on slab house demoed to the studs . Were going to convert the garage into our master making it 2620 sqft, then were going to push out two walls on both sides one for the master bath and on the other side a mud room , this makes it right at 3000 sqft. This house has 8 foot ceilings and were wainting to vault in the kitchen and living area. I will need a new roof as well .

I know you guys can't give me hard numbers , was just looking for some rough cost. It's in the county on land and not a subdivision.

For a custom home it can be from $140/sq. on the low end to $200+/sq. On the high end.

Hardwood floors, granite countertops, fixtures, exterior building materials, etc all play into it.

We remodeled a house as well and those expenses can get real costly, FYI

I would guess between $80-$120 depending on how much of the work you are doing yourself.

Four years ago I bought a house built in 1980...single story three bed with two living areas. We gutted it. Removed all flooring, kitchen, and 90% of the baths. Enlarged the kitchen and built a rock fireplace. We spent about $80k ($26/sqft) with me doing 90% of the work. Custom kitchen cabinets, texture and paint, and new tile shower and tile & laminate floors are the only things I paid others to do. Everything else was my labor. A rule of thumb is $2 in labor for every $1 in materials. In my situation it would have put me around $80-$90 sqft in rural Fairfield.

Our current build is gonna $115ish a square foot turn key. That includes all site prep, surveying, engineering, well and septic. Add 10-12% for builder fees.
Includes hardwood floors, granite, marble, on site built cabinets and a $17k appliance budget.

That’s insanely cheap. You can’t hardly build a barndominium for that price.

So are you adding 10-12% on top of the $115/ft? If so that puts it close to $130/ft, but still cheap for real hardwood,granite, custom cabinets and $20k in appliances.


Who is the builder?

for what you are wanting probably around 120-140 sf for additions, around 100 probably for existing, you have the whole house to finish out and new roof is not cheap at all.

room additions are also normally a little higher to cover unexpected problems with existing.

your best bet is to get 4-6 quotes and scope of work descriptions, make sure to tell them you want the scope to be detailed and complete.

get references on anyone you contract with and have a lawyer look over any contracts (or better have one write for you) between you and the general contractor.

one other suggestion, be specific on material quality, don't let them use tract home 20 yr shingles for instance, be sure in your contract you have a 12 month warranty from the general contractor.

set up a draw system that is favorable to you and stick to it no matter what, if a mortgage is involved the bank should provide an inspector and determine draw amounts for you (much preferred to cya)

you add a bath you will probably need to enlarge the septic if not on a sewer system, this requires a permit and is not one of those things you want to try to bypass. get caught by the tax man and they can and usually will make you tear it out and start over after your now delayed permit is issued.

Yeah, builder will make about 12% on this one. We are too busy right now to sub it out or we would. Down here it cost a little more to build a barndo than a house with the same finishes. The builder is a local guy that only builds 4 or 5 houses a year.

Board and batten.

If you use $140 a good as a base, you can extrapolate your cost on the remodel portion with this chart. You already have framing, foundation, exterior, etc so deduct those %s.

I think can get around the septic by adding a grinder pump to send it to the existing septic . I dont want someone out here inspection my poo

That may be where the difference in cost lies.

3 years ago I was gonna have a home built on my lot. 10’ ceilings, stucco and stone exterior, granite counter tops, stainless steel fridge and range, French doors on rear, etc. nice home but nothing over the top, think we had nice upgraded tile in that plan. Did not include well ( well was $25k) but did include a aerobic septic

We were at $140/ft. Retail cost. Most of the restrictions out here on small acreage require you to be3/4 masonry ( stucco or stone but not hardi) siding.

We are about to start construction on our new home in Keller. It’s about $220/ft, not including lot cost.

If I may ask, what are the finishes on that home?

In our area, that will get you a very, very nice home; great hardwood, excellent granite,tall ceilings, lots of radius, top of the line appliances and a all stone exterior with covered porches in the rear.

We paid $123 a square foot. That includes the 1 acre. Our home was 100% custom and we picked out every single item. Granite and marble countertops, tile floors, carpet in bedrooms, large patio, large 3 car garage.

Our builder liked our floor plan so much that he built a spec home with it except all 1 story, taking away 500 square feet and sold it for more $45k more than what we paid.

Pretty much what you described, except Stucco/stone exterior with a tile roof. It’s what Mrs. Goldy wants.

Around here, about $127.00 per sqft. under a/c, that’s what we got into ours for. That is engineered foundation with 44 piers, hand scraped oak flooring in living area and halls, tile in bathroom and laundry, 10’ ceilings, level 2 granite throughout, custom knotty alder cabinets and front door, knotty pine solid interior doors, base, crown and casings, stainless appliances we picked out, premium fixtures and faucets, all rock and brick exterior, covered front and back porches, security system, and two car garage that will fit the Expedition and the F 350 in and open the doors easily.

Is that a recent build? If so that’s dirt cheap

Much depends on the builder also. Some builders do cost plus 15, others cost plus 30 or even more. If it's a small custom builder they have to charge a lot more than a builder that builds 100's of homes per year. Economies of scale factors in big time in home building.

1 story home is more expensive per square foot than 2 story, smaller home more expensive than bigger home, etc.

A friend is building a house, I think it running about 145-150/sq.ft. not including land, they own the land being built on. Nice well finished custom home, not extravagant.

I think so too. It is a 1-story and not a huge home which probably adds a little to the cost. The second floor can bring the price / foot down a bit. I have personally never like 2 story homes and will probably never own one.

I must be getting old, It seems like not to long ago 35$/sq foot was possible. 100/sq ft was super nice.

my parents built a decent ranch style home ( All stucco home, steel frame instead of lumber that came in panels, stained concrete floor, simple design, basically a square house with a Gable Roof ) for $58/ft. back in 2002. That same house now would be in the 140's I'm sure

I'm really big on the 1 1/2 story homes, or 1 story homes with a Bonus/Game/Trophy room upstairs.

Gives the kids somewhere to go where you don't have to look at them all the time.

Traditional 2 story homes are not my bag either, but if you build look at the 1 1/2 story's or the bonus room upstairs.

I like the 1 1/2 story houses also. I was thinking of building a house one day until I saw what yall say the going rate per sq foot is..
