50 wooded acres in San Augustine County

A friend owns this property and is interested in leasing it next season. I have never seen it but am told it has never been logged. What might be a fair price?

What is around it ??? If everyone has 10-20 acres,,, lease value is $0 -----50-100acre tracts, lease value is very low ----- if it is surrounded by 500 acre tracts it has value ----- as always, more info is needed to get an answer. Look on the San Augustine CAD map to get the answer to this quiz. It will show all the neighbors and size of their properties.

More info would be needed to make any kind of guess. 50 acres is not real big, especially if it is all timberland and never been cut. What size properties around it? Any drainages cut thru it? All pine timber without any hardwoods? I lease 864 acres just southeast of the SA city limits and pay $6.50/acre with no amenities.
