Real county deer lease

IF an approximately 4,000 acre place in the headwaters of the Frio with a cabin on the Frio but with no other river front, (blank slate other than that) came available, what would the per acre value be? Low fence on one side.

I would assume something like that would bring $15-$20/acre

So, is it high fenced on three sides or no fence on the other three sides?
no fence $15..........high fenced $12.50

So many questions unanswered here....cabin part of the deal?, electricity in more than one location?, potable water?, road system?, easement or highway frontage?, game available to hunt?, year round access and hunting?, amount of animals allotted per spot?, Guests?, lease by pasture or whole ranch?, is the ranch for sale currently?, etc. All of these answers can and will drive up the price. Lay out the guidelines and rules and that will dictate the price per acre.

Cabin part of the deal. Free range exotics included. Good access from 83, whole ranch, leasers would have pretty free range to manage but not to shoot out. Roads are fair, not for sale, owned by a non profit not for sale. They got burned by some leasers shooting out the axis a few years back so they’re going to be a little more discriminating on quotas.

Mid- to upper-teens per acre. The better the lodging, the closer to the upper end of that range.

Depending on numbers of exotics and WT's allowed then you could be looking at higher prices per acre. Factoring in the cost of a trophy WT and then at least one trophy exotic along with other game per spot and cabin use is going to drive the cost up. Game density and ratio of WT to exotics is going to be the driving force behind the cost per acre/spot.
