Quail Specific Lease Document

Does anyone know where I might be able to find or have a quail lease document or lease template that you don't mind sharing?
I'm working with some land owners but they do not have a lease document...I'm curious if any of you know of a resource or may have one you can share that might help me from building one from scratch...?
