I get solicitations way too often in the mail from Realtors and land companies wanting to list or purchase my dirt. Is there a no solicitation list like the no call list? It's easy enough to throw away but I'd enjoy not getting it even more. The latest offer was a generous 30% of real value. Really?
Do y'all get them as well or am I just lucky?

I got no use for someone who'd dupe old or young folks. I worked with a guy who'd send checks to old folks with mineral income, cashing the check completed the sale. Told him he was a #@*##? And never spoke with him again.
If I want a realtor, I'll call one. That they would solicit me is a guarantee I will not use their services.

they're preying on the old and senile

I get them often, from all over Texas
Most from the Austin and surrounding areas

their offers are about 10%

Offer to sell a tract of land at their cost
then tell them there's no access and you'll
be willing to selling them a strip of dirt
leading to the said tract at $50K per 50 ft

Got our first on one tract of the new place last week. Used to get several a month on the Fbg. place. Used to get calls on my mom's house that we'd already sold. They were going off the death certificates at the courthouse. That's the lowest. Get letters and calls all the time trying to buy our minerals outside of San Augustine. Sometimes they'll call my daughters, I guess 'cause that's all they can find on the internet. Sad, scummy way to make a living.

I've sent letters to landowners for years to see if they would sell their property if I had a Buyer that was a fit for it. Saved the discussions about price when/if they decided to call me back.


If you ever got/get a letter from me, I have a willing and able Buyer for your place. A lot of companies just send out letters to every landowners with X amount of land in Y zip code. Fishing expeditions hoping they can get a bite.

I save them in an old feed sack. When it rains, I use them and a bit of diesel to burn brush piles.

We get several per year, kind of the opposite of what is being said in this thread.
Usually no mention of price just are you interested in selling, if so we'd like you to consider using our services.

There are a few that do mention price, usually quite a bit higher than I would expect, like $800 ~ $2000 per acre higher.
I always thought they are some kind of a info harvesting, or bait & switch / not on the up & up, possibly scammy.

I use to get emails and letters often to buy my house. I would respond with "when my house is for sale you will see it listed or a sign in the front yard". I have not received one in quite a while.

Had a realtor call me several times last year. Every time he said he had a buyer willing to pay top dollar for my place. It is 300 acres house barn. I finally told him OK I would take 3.5 million and don’t call me back if he doesn’t have an offer for that amount.
Never heard back.
But yea I get a letter weekly.

I think that these get rich quick real estate courses
that people fall for teach them to send out a gazillion
cards and phone messages and figure they'll find
one of those great deals just from saturating an area
with solicitations. It's probably tax deductible as an
expense too. I get bunches of cards and letters with
lowball offers all the time, and I would imagine that
the majority of the unknown caller phone calls I get
are the same kind of solicitations.
The greater percentage of those people must be
really naive to think that someone would take a
loss on undeveloped rural property this day and age.

I get a lot of mail for my place in Montague County. As said, it’s low balling.

But, I get a LOT of calls and mail about my 2 rent houses. With the world moving to Texas, demand is heavy.

Wife is inheriting a house on the West side of Fort Worth. I’ll do my own remodeling.

They are working off public record - the tax rolls - both mineral and real. I think there is a way to get your information removed from the online tax databases (that every county in Texas uses pretty much), but not sure how to go about it. There are about 3-4 companies that manage the online databases for all the counties in Texas.

For what it's worth its becoming very common for traditional real estate as well. If you own a rental home outside of your city, you can expect calls/texts as well from investors looking to purchase.

I get them from time to time for our place. Seems like they are always very low $$ offers. I just chunk them, I also get a lot of offers from agents wanting to list our place, but no interest in selling. ALTHOUGH, I did hear that one of our neighbors get an out of state (CA) offer for his house and 18 acres around the house for a SIGNIFICANT chunk of change,, If someone wants to pay me 3-4x on my place, I will listen.

Yes I’ve gotten a ton of them in the past couple of years. Just bottom feeders. IDK of a way to stop them. I wish I did.

We get them constantly on all our properties. Always lowball offers. I can't imagine they acquire many properties. If they get 1% penetration I guess that makes up for it. They haven't slowed down so I guess they make money confused2

A guy up the road is buying every piece of property he can on the highway in front of my farm. I think he is up to 12 properties. At least once a quarter I get a letter from his lawyer wanting to buy the front part of mine. lol

When I've seen stuff like that, I can't help but wonder what kind of insider information he has...

In lots those cases, a new pipeline route, or highway expansion, or 'something' is up.

I doubt he's making those offers out the kindness of his heart. wink
