Looking for two hunters to join me on this 320 acre tract. The property is high fenced but does need some work, there are a couple places the fence needs to be fixed. There are currently hogs on the property that need to be shot/trapped off. The property has only been lightly hunted the last few years. There are two large windmills on the property. There are currently 3 corn feeders and one protein feeder. There’s no place on the property for a camp site. There is a place with electric and water approximately 6 miles from the property for RV’s.

Each member will be responsible to have 1 protein and corn feeder and keep them filled year round. Until the hogs have been removed the feeders will need to have pens around them.

I just leased the property from the owner who I also lease other property from. I don’t have any trail cam pics as I’ve only been on the property a couple of times.

I’m looking for hunters who are goal oriented, management minded, and are willing to agree on a management plan and work that plan to achieve long term goals.

Sounds like a cool place. i do have some other questions. Is the lease year round? Are guests allowed? How does the offsite RV spot work? What are the management plan objectives? Is it long term? Any exotics plans? When can I come look at it?

The lease is year round, guest and family are allowed, any guest or family hunting will need to be with a member and will hunt off the members tags. The offsite RV is an established RV park you would need to arrange for the site and cost would be separate. I’m leasing it to be long term, I’m not sure what we’ll be working with as far as what deer are on the property. There are currently no exotics on the property to my knowledge. The objectives I’m going to attempt to achieve are determining the carrying capacity of the property and what that will look like with supplemental feeding, determining the age structure of the herd, getting to a place where trophies taken are 5.5, culling of bucks will be done at 3.5 and up. I’d like to maximize the genetic potential of the deer on the property through nutrition and age, see what’s there and then long term possibly bring in a few bred does to improve/diversify genetics if necessary.

You just brought up an interesting question. If you bring in some expensive bred does and lose the lease next year. Are the does, not their fawns, but the does, yours or belong to the land owner now since they are under high fence?

Bringing in genetics would likely be a year or two down the road. I’ve leased from this land owner for about 7 years, if you wanted to spend the time and money to dart and remove the tagged does I’m sure he wouldn’t have a problem with that.
