South Texas 10,000 acre lease - 03/11/20 01:12 PM

$11,500.00. Yes that's a lot of money--but that's what it takes to hunt a quality ranch in the brush country. This low-fence lease is approximately 10,000 acres situated between Eagle Pass and Brackettville in Kinney County, next to the Maverick County line. We maintain MLD3 status with Texas Parks and Wildlife, which allows us to customize our management program in an effort to produce trophy-class whitetails on a low-fence ranch in South Texas. This (2020-2021) will be our seventh season and we have been selective with harvesting trophies to date—in an effort to better learn the herd. We harvest a few bucks in the 150s - 160s each year and killed our biggest buck to date (174 B&C) this past season. We utilize supplemental feed through cottonseed in the post-rut and spring; and protein pellets in the antler growing season. The lease fee includes the supplemental feed and corn. The fee also provides for the opportunity to harvest one trophy (6.5+ YO; 150+ B&C) and unlimited culls within reason (4.5+ YO “inferior” 8 pts; 3.5+ YO with 7 pts or less). We also allow one management buck (5.5+ YO;135 - 149 B&C) on a case-by-case basis with prior video approval by ranch management. This is due to folks "trophy cull" hunting in years past where mistakes were made on taking young deer with more than eight points. We use the management category sparingly.

We aim to have fifteen “guns” and the ranch is a guest/family friendly place (within reason). Several of the hunters are groups of family and friends that have hunted together for decades. We are looking for management minded hunters who have patience for trophies but aren’t scared of getting their hands dirty when it comes to culling or working. There is running water and electricity at the camp. Our group installed several RV spots years ago and there are a few available. Additional hookups for water, sewer, and electricity can be added (at new member's expense). We also have a covered cleaning station and walk-in cooler.

There are several earthen tanks on the property ranging from a quarter acre to five acres, two large creeks that hold water in spots year round, and a lake that fluctuates between 20-100 acres (obviously, depending on rainfall). The brush ranges widely and has numerous first and second choice browse species, including blackbrush, catclaw acacia, kidneywood, spiny hackberry, prickly pear, purple sage, and guajillo. There are a lot of mesquite and prickly pear flats and large live oaks and retamas grow along the creek banks. The bass fishing is great and there are tons of turkey and quail. We have eighteen to twenty ground blinds, twenty-five cottonseed stations, and thirteen large protein stations—all feeders are enclosed in pens. Twelve of the stands are metal tower blinds that came with the ranch and the rest of the blinds and all corn feeders are donated by hunters. While we welcome the addition of stands, feeders, equipment, and other resources, there are no “private” stands and we hunt on a first-come, first-serve basis by using a map and sign-in board.

A few miscellaneous notes: We all love to hunt birds but do not allow bird hunting in December due to the rut. Two large pipeline ROWs cross the ranch but there is no O&G drilling or “well-checking” activity on the property. We have had fewer than a half-dozen encounters with illegals and none of them were dangerous situations. The landowner runs cattle on the property and is seen on a regular basis tending the herd.

There's been some solid deer killed off this lease over the years.

Does anyone still have disposable income as we try to get back to normal after the shutdown? I know deer leases are a luxury and this one is expensive, but if anyone is still looking for a good home in South Texas and has money to spend, hit me up!
