I am offering a very small 1 gun only lease north of Grand Saline in the Caney Creek area. This is 17 acres of what's left of an old family homestead after the relatives carved it up. It is a wooded oak bottom with a hi-power transmission line cutting through it. The neighbors see 8 points and up frequently. Several tell me the biggest deer they have ever seen are traveling that corridor between the large woods and pastures across the county road frontage. It hasn't been deer hunted in over 15+ years. There is also a 10x12 range shack with a 100, 200, 300 yard target distance for zero or load development. $2500 annual one gun lease.

I'm gonna be genuinely shocked if this doesn't go quick. It's small, but I think that area is super competitive.

It's raining acorns. This guy was checking out the hog corn from a guy I let harvest pigs a few yrs back. Lots of older bigger deer regularly. One gun only.

Aside from the pics being 3 years old, and the property being tiny..... last pic shows some real potential in the next few years.....

$2,500 is a great deal less than what you might pay per year to live on a place like that. I might be surprised if it covered the taxes. Plus range marked out to 300 yards. Oh man.

If I had $2,500 to spare I'd be all over it.

Actually, it is. Check out lands of texas for going rates for property. 17 acres around him is about $125K. If he has an ag exemption then his taxes are basically nothing. If not, he is probably paying at least 2.5% in total tax burden for county, FM, school, etc. That would put his tax base around $3125. It could be a little lower or a little higher but there are very few school districts in the state of texas less than 1.5% and then all the other hands get in there for a piece of the pie.

As a landowner, I see my side but I try to see it from the lessee's standpoint as well. I get it -- people hate paying so much to lease, but the reality of it is land has doubled and some tripled+ anywhere within an hour of a major metropolitan area in Texas -- and that's just in the last 10 years. You can't make more land it is almost all in private hands in the state of Texas.

Thanks I try to ignore the forum bullies. Those bunker forum brats are the worse though, THF Celebrity, ha! It should say THF $marta$$. Then they forget the taxman puts another $79 lease tax on us to rent it out. Then that expires on Aug 31 so another $79 to finish out his complaining season, grrrr. It's enough to prevent a man from even leasing a nice hunting spot.

Night hunting, trapping, any legal game including exotics. Don't let the size fool you, you don't need 100 acres in East Texas when they come to you.
Proven safe leasee will be able to night hunt another 50 acres livestock conditions permitting. Guaranteed renewals if paid by lease end.

Wouldn’t surprise me if being poached. When I signed my lease this year the LO told us. “I wouldn’t put it past people to hunt this land without permission so handle business accordingly if you see it happening”! Not something you say to Military guys paying to have a good time.

While I agree, the locals down there know when your on the property....

Out of curiosity, was this the Gray family homestead? If you even have this information lol. I'm a Grand Saline native and it sounds very familiar.

The Gray's I know all were out from near the Friendship area east of Grand Saline.

I too am local, live seven miles from lease with rental property two miles away. I have never caught a poacher and only seen one utility worker in the last 15 years. I was up in a stand overlooking a cane patch for hogs mid-summer when this ROW inspector tried to cut through a hog wash across the creek in the woods to avoid their deep crossing. He almost crapped his pants when I informed him he was not on the ROW any longer. Turned and left, never seen another one in about 8 years now. I'd be more worried about poachers if it weren't so small. A poacher would be nuts to get caught there.

The 1803 area off of 17 north grand saline was Gray, used to own the dump there. My great grand father was Kirby Gray, btw to back you up most poaching in this part of the area code goes on around the rivers and the areas behind the salt mine. My grand parents have land in the area and I've never heard of any trespasses.
