I had some things change up and have 3 spots open on my lease. There are 11 guns total on 7000 acres (actually 7200, but we only pay for 7000). Camp has electric and water, but we're doing some work and it will be a couple hundred bucks a person to get a few things fixed up around camp. New lines to the cleaning rack, new septic lines, etc. Lease is $6400 a gun plus feed and expenses.

each member is required to bring in one stand and feed area (feeder/feed pen). Blinds are community, meaning you can hunt the entire lease, not just your "spot". If you want to hunt your same blind every time you're out, that's fine, but I wouldn't..

Lease is part of a 17,000+ acre ranch in the northeast portion of Zapata county.

This is only my second year on the lease, and the manager role landed in my lap. Out of the 9 guys on the last year, only 3 hunted to any extent. We killed management bucks last year since it was most guys first year on the place and we really didn't know what was out there. Great country... just south of the Walker ranch that produces numerous 160" LOW FENCE native bucks year after year.


The lease is mainly low fence, but has some high fence that shuts out a couple smaller neighbors.

1 management buck, one trophy buck, does based on counts. All other game except bobcats are killable. The dove hunting out here was phenomenal, hands down best I've ever seen. Quail, ducks, hogs, coyotes, etc.

Great area Kyle, hunted up that way myself for 35+ years between Aguilares and San Ygnacio close to Bruno pastures and within a few miles of the East ranch. Passed by the IBOC lease, Walker ranch every time out and often saw some nice bucks on many occasions crossing the county road near there. If I were located down there instead of in North Texas, I would be all over this...Good luck and I know it will be filled very soon!

The walker is just to the north of this ranch. One of the great things about his lease is that we don’t have any windmills and other than 1 pipeline station, we have no oilfield traffic. Ironically enough, a guy that works for the pipeline company got on the lease this year. He’s been through the ranch quite a bit and signed on immediately.

To be honest I’m not sure why I haven’t filled the spots. $10/acre in a great area. Great bird hunting on top of the deer hunting. Who knows.

I hunted the Walker there about 15 years ago. Could have been a great ranch but lots of 18 wheelers in and out of the place hauling gravel.

Good luck on being the lease boss. If you get the right guys and a good set of rules it should not be a bad job - biggest hassle is what you are going through now - trying to fill spots - it can be a pain sometimes but sounds like you have a good ranch at a fair price

Fascinating part of the state, and it sounds like a great lease. 'Only hunted down there a couple of times. But someone interested in true "South Texas" should be all over this. Good luck! up

I hunted close to there a dozen years ago, 14 miles east of San Ygnacio close to the end of the paved FM. We had that lease for 4 years til the owner died. Phenomenal dove and quail hunting, lots of big rattlesnakes. The deer had smaller racks compared to Webb county. Probably because of the smaller low fenced neighbors on 2 sides.

Good luck filling your spots! If I was still deer hunting I’d be wanting to take a look.

Here's an old real estate video from the Jacalon Ranch. about 6000 acres of this ranch was acquired by our landowner several years ago. Part of the land in this video is on our lease. a few pic. None of these deer below were killed... like I mentioned above, we ONLY killed management bucks last year.

The two biggest deer I saw all year were never on trail cam, and there are no photos of them. through out the season, I watched 5 different typical 12's. Of the two bigger ones, one was in the low 160's that only has about a 13" spread... huge mass and long tines though. The other was a total stud that I just didn't have time to get a shot at. It was during the rut, and I Was watching a big 6 that my boy was trying to shoot. A doe ran out into the road, and a big boy was chasing her hard. He was out in the sendero for maybe 10 seconds total, and if I wouldn't have already had my binos up, I wouldn't have seen him well. He was a straight 12, probably close to 180... a monster. I hunted that pasture 20 more times and never saw him again.

3 weeks after I saw him, my father in law, (who wasn't on the lease last year) watched him at less than 100 yards for 5 minutes. For the first time in 25 years, my father in law is on a deer lease now... if that tells you anything about this place.

I watched that video1 wish I could buy something like that one day if there is any land left!

LOL I wish I could too, but right now, a $6400 lease gets me full access to a ~12 million dollar section of a 20+ million dollar ranch.
