Looking for 2019 Deer Lease - 10/29/18 12:24 AM

I know it is early and a long shot, but myself and potentially a few others are looking for a new Deer Lease within 2 hours or so of DFW. Worst lease I have been on in my life this year with an owner who has no idea what he is doing for his first year of leasing. I/we are looking to lease for up to $1500-$2000 a person. Management like minds and not a shoot everything up group. If it is something that turns out long term, that is better for everyone. Lost my money for this year and it looks like I will have to pay for a weekend hunt now. You have to pay to play I guess!!!

Didn’t you have a lease? Wasnt it the 91 acres with 3 hunters for $49/acre?

Sure did. Until it became a massive bust with a young man who has no idea what he is doing and is not open to suggestions on management or anything in general. Could have rolled down the window and thrown money out the window for same result.

No offense at all intended OP, & I hope you don’t mind me being a bit of “Dutch Uncle”, but anytime you see a lease that’s extremely small sized, with 3 times too many people on it, for damn near $50/acre, your gonna get the shaft. That deal had “DISASTER” written all over it. The $ you threw away on the busted lease this year should have gone towards getting on a real lease.

I have seen plain few leases work under the facts you provided. Even if it had lasted thru the season, I doubt you woulda been happy with shooting opportunities. There are plain few places where 3 guys (& maybe their guests?) can all hunt on 90 acres.

You gonna have to spend a little money, lease more land, go to a lot of work & trouble, & feed a lot to be successful, IMHO.

Good luck in finding a good lease.

Maximus, I agree!!! But, looking at it from a stand point where I knew the supposed owner, had been going out there since March to look at things before deciding to lease it, and seeing the potential that 93 acres had was what made the decision. See now I hunt 60 acres in West Texas and we are covered in great Bucks. We just play it smart and usually one of us can hunt and be the only one out there. So even though 93 is a small number, only 2 of us were really out there and for Bow season that was plenty of room. Now, when you start seeing Antlers on your cam and respectfully show the others what’s coming in to jump the confidence but the owner starts checking everyone’s cams, doesn’t put batteries in his own so he thinks someone is turning his camera off, and doesn’t fill his feeder but more expects others to do so, we have a problem. So if it where my land I wouldn’t charge as much if I leased at all being small but it blows because the work I put in, money spent on corn and everything else and to finally see the product start showing up and to just see someone break the rules he set several times??? That’s what broke me and I would rather leave and not deal with it and take the loss then create another issue for others. I fillled his feeder several times, took him out to the property in my truck on my gas almost every time, bought his drinks and food coming or going, and put in the work he said he was going to do but did not!!! It just wasn’t healthy and now I see the unstable and money hungry in him. All he seen was dollar signs!!!

So 2k within two hours of dfw is going to be hard...

Realty is I would got 3-4 hours out and you should be able to find something. Most people won’t be listing for 2019 till beginning of year. A lot of leases have payment due in spring and that’s when people make decisions. Good luck finding a lease

I know some guys on one in king county. It’s darn good but it’s also 4K. Lease is listed on CL. The guy with the deer is a friend of mine. Deer was 170”

With all due respect, I would never lease a property from a landowner that also is hunting the same place. That's just a recipe for disaster imho. That area you were hunting does cough up some good bucks, sorry it ended bad.

In the beginning he was not hunting. That was the plan and talk from day one. We knew he would Dove Hunt but that was it. As the season got closer and one Hunter never showed, he said he may take one once we get ours. Once again, fine. But as Archery hit and he started going wild bill on us, that’s when I put an end to it. Best idea? No! But it was better to be the bigger man and take the loss over putting him in the creek.

Found it and great deer. Buddy invited to his lease for same price and that caliber of deer 2 hours from Dallas but a little much for me now. They filled it quickly. We pay well below half that and same distance but deer like that are harder to come by of course and more hunters per acre.
