Recreational Land 4 Sale -Red River County - 02/18/18 05:50 PM

For sale by owner is 25 acres of pristine old growth hardwood timber land. Located adjacent to the Lennox Woods Nature Conservancy Preserve (1400 total acres of nature conservancy refuge land with no hunting allowed) in Red River County, TX (Approximately 10 miles north of Clarksville, TX). Lennox woods forms the east and south boundaries of the 25 acres. The 25 acres is excellent wildlife habitat and is a tremendous wildlife travel corridor between nature preserve properties. A creek runs through the property that feeds into Pecan Bayou (northeast Texas’ largest undammed watershed). Large deer, eastern turkey, hogs, and black bear inhabit the property. This one of a kind place is a unique and rare opportunity to purchase a small tract that hunts like a large property due to its location. Land will make for a great weekend get-away. Property is ag-exempt (timber) with taxes running approximately $36 a year. Mature hardwood timber (dominated by oak and hickory) would offer potential timber sales. No utilities currently available and no mineral rights convey.
Please PM me an email address or cell phone number if interested and I can send you some aerial maps and game camera photos. Serious inquiries only please. Thank you.
Price is: $120,000
