Lease contract

What are some general rules or regulations you want to include in your contractual agreement between you, the leasee, and the owner of the property. I am about to lease a property for waterfowl and need some ideas or what you want in the written agreement. Thanks guys.

A few things is it strictly duck hunting or is there deer hunting to?

1. Make sure you are the only one that will be allowed to hunt there even during the off-season. No reason to let someone else hunt on your dime even if it’s just hogs/yotes.

2. Make sure it states if water is going to supplied.

3. Make sure there is some type of option that allows you to renew at the end of every 3 or 5 years. This stops someone from coming in offering a lot more money for the property. You loosing it after you have done a lot of hard work and improvements.

What game can be taken, guest policy, access, improvements, etc.
