Hill Country going rates???

What price per acre would you expect to pay around the Fredericksburg, Johnson City, to Llano areas assuming there is water and electricity on the place? Good roads, year round access... deer, hogs, some turkey, no dove or duck. Also, the land owner lives on one end of the property. Would you calculate the cost per acre with or without that acreage?

Most of what I'm reading says $10-$15/acre, but some of that info is a few years old.

Any other factors to consider?

how big of a place (acres), how many hunters, population, quality of herd, managed or not, what's allowed to kill (deer), any camp house, water, electricity, livestock (and what kind), family or guests allowed, children allowed ... to name a few.

one of my places is in eastern Llano, ~$10/acre ... ~900 acres, 6 hunters, electricity & water available for travel trailers, camp house with bathroom/shower & kitchen. year around access, deer, turkey, hogs, dove, been managed fairly well for a number of years where we each can take one 5+ y/o "trophy" (mature 8 point or better), cull/spike and does.

I looked at another place between Llano & Mason a year and a half ago, 350 acres, no more than 5 hunters he preferred 4 max, small camp house with water/elec. one power pole for RV, more of a meat lease with large number of does. Owner lived on site, leaving ~310 acres huntable (house/yard plus 40 acre coastal field by house), was asking $3500 ($10/acre for entire ranch)
