I will be looking to get into a lease next year. I know somewhat what I want as far as access to the lease goes but what types of questions do you guys normally ask before commiting to a lease? Arial photos, number of deer taken from the lease each year?

Be very sure to ask about access to the property, whether it's limited to just season or in/around the season for prepping or unfettered, year-round access. Lots of guys on here want year-round access, personally I simply need access a month prior, dove season in Sept. up to a month after the last turkey, quail. So I like Aug. - May, leaving the Summer months alone. Also, if joining an existing lease, definitely ask about the hunting area and blind restrictions or limitations. Again, a lot of guys on here like the "private hunting area", "private blind setup", whereas I only will join leases that have "an open hunting area, open blind" policy. I like to see variety of spots and maybe deer too. Beyond that the obvious, location, cost, ranch layout, topography, sufficient cover, tanks, possibly ability to plant foodplots, surrounding properties and how hard hunted are musts. And last of all, fencing on the sides or near to you. I'd be leary of surrounding high fencing for example.
