The lease is on Birch Creek Ranch in Leon County. It is about 12 miles from Centerville and Buffalo and 7 miles from Oakwood. The Ranch 3700 acres and is privately owned and managed by us. 3300 acres is high fenced and the lake is fully enclosed in the property. Duck hunting and fishing is on Lake Leon which is an 85 acre lake formed from a dam on Birch Creek. To look at the lake type in Lake Leon, Leon County, TX into Google Earth and it will pull up.

The lake was leased to a corporate group last year for fishing and duck hunting but since most of their guys were far enough away they didn’t take full advantage of it and restructured their lease to focus on deer hunting.

Duck hunters on the lake consist of 4 duck hunting only slots. The 4 year deer lease holders are also allowed to duck hunt but only 2 of the do and only one of them more than 2-3 times per year. My son and I also duck hunt occasionally but I am stationed in Georgia right now so we have hunted once this year.

The lease consists of 4 duck hunting only slots, 2 of which are spoken for. We have 2 slots open for the remainder of this duck season and they will have first option to release next season. Each slot is $1200 for next year and $700 for the remainder of this season. Duck hunting includes early teal all of the way through the end of the season. There is no fishing during deer or duck season so the only activity on the lake during the season is from duck hunters. The lease includes spouse and children up to 18. Guests can be brought at a cost of $100 per day and must stay with the lease holder at all times during the hunt. We stop shooting at 2:00pm and no evening hunting is allowed, this is to ease pressure and ensure that there are consistent birds available.

Hunting on the lake has been consistent this year after the split. Early season was mostly resident birds but like everywhere in East Texas the best hunting is after the cold fronts hit up north.

There are a couple of fixed blinds but the locations are better suited to recreational hunters than serious duck hunters. Fixed blinds can be set up on the lake and leaseholders who set them up have first use rights if they are there, but can be hunted by anyone if the builder is not there for that hunt. We encourage hunters to talk to each other and all of the current duck hunters do by coordinating hunts together and ensuring that they know who is coming and when.
Fishing is available on the lake also and the season runs from the end of January to the end of September. The lake has good bass and the Ranch record is 13lb 6oz from 3 years ago. There are enough details to discuss that it is best to talk if you are interested.

We have never terminated a lease but reserve the right to, with reimbursement for amount of time not used, for conduct that is unsafe or unbecoming. The Ranch is a family oriented affair and general courtesies apply. More specifics will be discussed if you are interested in more information.
