Looking to put together a group of 5 bow hunters on 4000 acres. This is part of an 8000 acre ranch that has not been hunted in 16 yrs. Other 4000 acres will not be hunted at this time. If things work out well owner will consider opening in future.This will be managed for trophies only.
Places like this do not open up very often!

$4000 a gun for "no gun hunting" seems to be a little steep... smile

You get yr round access. We are just not wanting guns.
There are 170 inch plus deer walking on this place!

Someone is trying to pay for 8k acres by sub leasing 4000k to bow hunters is what it sounds like.

I love bow hunting, but damn! Thats pretty steep for no live rounds.

No sir nobody is allowed to hunt the other 4000. This ranch has not been hunted in 16 yrs. The owners were tree huggers who hated hunting.
They have wild horses on the other half and don't want any hunting in there.
At 5.00 an acre it would be impossible to pay for it all.
No need to be negative or skeptical. This is the deal I worked out with owners and if it doesn't work then it will stay closed. Just know a good peace of land and would make to be one of the best spots up there. If I were trying to mislead anyone I would have just called it an 4000 acre ranch ;-)

Saying you are looking for 5 bowhunters for 8000 acres is a bit misleading the way I look at it. Calling it what it is, 5 bowhunters on 4000 acres, is probably a better approach.

Good luck on filling the spots. Even at the price and pending viewing and other details I would be interested in this lease if it wasn't so dang far away.

Why only five bowhunters on 4000 acres? Do the owners want to limit the number folks on it? Five dollars per acre is cheap but $4000/hunter when you only allow five hunters is a pretty good chunk of change.

The owners are very shy about opening up the ranch after 16 yrs of non-hunting. I've tried for two yrs just to get him to agree to just bow.
And two really good land owners up in that area spoke up for me.
The number of hunters is my call. I've seen some bucks over 170 on this place and would just hate for it to get shot out.

Is 5 hunters your rule or the owners rule? Sounds to me like you could but quit a few more bow hunters on 4000 acers and lower the price for everyone.

This is the number we would like to go with for now.
That area holds a mature deer per 700- 1000 acres.
I a lot of hunters I know rather not be crowded and worried about the next guy.
Pice is not that bad when you look at the amount of land you get

Price is where it should be. I look at the per acre price more than the per hunter price. I know from hunting up there that a bowhunter has a huge disadvantage but I like the challenge.
Depending on what happens with my work (may transfer) I would be interested in looking it over.

You can out a lot more bow hunters on 4000 acres. Kind of a steep price if u ask me

wow a lot of speculation and moaning came from the description. You can either choose a place with a cheaper price tag but a lot more people on the place or you can choose a place with a higher price tag but more elbow room. I guess people complain either way

This place is well worth the price. I've seen smaller ranch priced much higher with more guys hunting them.
So if you look at the amount of land you get per hunter, some might call it a value.
Opinions will always be around and comments will be made.
I don't hate the person who drives a 60,000 dallor truck because you can buy on for half that price.....

Year round - deer only or would it include turkey, quail, hogs, ducks etc? What are the lease rules regarding guest/family? What are the total deer available to harvest per 4K? Mulie and WT?

Yr round access with wt, hogs and Turkey. No quail hunting and mulies aren't seen in this area. Guest are welcome but sit with you and hunt off your tag.
Childress is a 5 deer county. We will be under a trophy management program so need your doe shot and bucks need to be mature ( 5 1/2 +)
Camp with water and electricity.

$4K does sound kind of steep, I do agree with some other smaller tracks cost more, but they are also over priced..Ive got 6K with 6 hunters and a house for $1500 got another friend that has 50k for $5k, had another place that was $2250 on 2500K with 2 people. Your place sounds like a really good place hope you find the hunters should be good for someone.
