Approximately price for hunting lease

How much should a hunting lease go for that has electricity, a pond, no buildings on 167 acres in southeast Eastland County, Texas with 83 acres heavy wooded and the other half open field?

Its not what it should go for, should be less IMO, but probably around $1500-$1800 a gun for 2 guns.

Many factors go into a lease cost...how are the neighbors with hunting, lots of pressure or not? How much open terrian surrounds the lease. What type of terrian is the lease? Is it year round?

1 hunter at $1,700 to $2,000 Being half open and not holding deer it is quite small. Say for 3 deer total and bring friend or family they want to shoot off the alotment. Any turkey? Livestock?
