Price of land in Hunt county

What is the average price per acre in Hunt county? I know its a large county but I am just looking for a ball park on the western side of the county. Close to Caddo Mills and I30. Considering 75% is bottom land.

I think $3-4k an acre is a common starting point for decent land, goes up drastically though as you go west from there, and gets "uglier" too.

Hunt county 'bottomland' shouldn't cost more than around $1200-$1500 an acre. If it's true floodplain, could be less than that, depending on the size of the place. Obviously the larger the tract, the less $ per acre. Uplands that you could build on are going to be all over the map as far as price goes.

$1200-1500 is lower than i have seen, asking prices anyway, not sure what they actually end up selling for. those prices are probably going to be more to the north and east of the county. for straight bottom land/flood plain asking prices usually start around $2000/acre around caddo mills and royse city.

Thanks guys. Its actallly closer to 97% bottom land with a small portion available to build on, on top of the hill. The majority of it is in a flood plane so considering the proximity to Dallas, I was thinking 2k per acre was reasonable but it sounds like that may be too much.

it may be reasonable...are fences in good shape? is water and electric available? do u know anything about the neighboring properties? some other guys with more experience, or a good realtor, can help u with small things like these that can make up a few hundred dollars difference in price.

Maybe not. Have you walked the property? The presence of Deer and other game will have a definite effect on price. There are some very large Bucks that come out of Hunt cty.

I just got back from looking at the Forney bottom land that will be auctioned. I can say this, true bottom land is very unique. It was very beautiful yet very raw and ugly...I know that sounds like a contradiction! LOL...

The issue is that true bottom land isn't good for much other than recreation purposes for the most part. Be careful and don't over pay because it has a very narrow resale market.

I bet anything you put down there will be washed away each time it floods but I would take it in a heartbeat!

People claiming $1500 an acre in Hunt County?? I haven't seen that in a while. If you bought a large tract and most of it was bottomland, then I could see maybe getting down around the $2K mark. If you want land "cheaper" in Hunt County, then you need to go north up around Wolfe City and Commerce. Caddo is getting expensive and anything in Lone Oak ISD is a bit pricey. Good luck!

2000 an acre would be on the cheaper side. Damn Texas Corridor investors are buying up all they can,then leasing it back to many of us just for the tax amount to keep it in ag.

For what I paid and what I have, I would not change it . Love it out here, to hell with the city living.

1200-1500!?!?!? You are funny! 2k+ and for a place that size, that's a good deal.

My buddy bought land in northen collin county last year that was half in the flood plane for $4k an acre. It was a little less than 60 acres total with about 25 of it above the flood line. With paved road frontage too. $1k/acre in Hunt county for total flood plane isn't too far off.

My disclaimer,-I haven't sold anything in Hunt county. I agree that bottomland has a very narrow resale market. I know a guy that bought land north of Caddo on the Sulfur for $1000 an acre. 12 acres, loaded with deer. Not listed. FSBO.
