I've put our Kansas land on the market. It really is a special piece of property.

213 acres not including county roads. Approximately 75 acres rolling grass and 135 acres thick hardwoods/pits. 20+ pits majority hold deep water through drought with good bass and sunfish population. Secluded property with single gated entrance, fenced along most of the road, rolling grass hills blocking treeline view, and woods farthest from road in middle of section. Only 2 deer hunters 2012 season 147” archery buck taken 2nd day of hunt in October and 153” rifle buck taken very first sitting. High deer density see 10-25 deer per sit along with waterfowl, turkey, quail, and dove. Crawford County has the most entries of Boone & Crockett Non-Typical Whitetail deer last 10 years out of 105 counties in Kansas.

Mom and I split it with investment in mind. I imagined 3 or more years to get it where we wanted, but the market is good and we can flip it into something bigger.

Let me know if anyone needs finance contacts. Crazy good rates, but 20-30% down required. I think our rate was like 3.7 and since union we get profit sharing back.

Nice place and setup. When you say 20+ pits, what type of pits? Sand, gravel or mining? How many acres do the take up out of the total surface acreage?

The entire land was coal mined 100+ years ago. About 80 acres smoothed out now rolling grass and 130 acres BIG hardwoods 100 year old trees and THICK. The pits are spread out throughout, only about 15-20 hold water even through a drought. Some of them are 1-2 acres deeper and some are smaller and filled in. I never had time to fish every pit, but I caught Sunfish in at least 10 of the pits and Bass in about 8. I only caught some 1-2 pound bass, but my biologist were walking the woods and from above spotted a school of three 3-5 pound bass, I never caught one. frown

Most satellite views too thick to see through trees, but this survey picture was in winter and gives you good view of the pits holding water.

those ridges each go up 15-25 feet. I spent so many days hiking the woods and only saw about 10% of everything. It is just so thick and visually you walk over one ridge and you'll flush up another deer. they feel so secure back in there.

Heads up to my fellow Texans looks like property will move within a couple weeks. There are 3 interested parties from out of state and then a local. I think it will just come down to the best acceptable offer in that time.
