Guys, with so many of our hunting breathern currently or soon to be hunting for a deer lease opening, please provide your best tips and tactics for securing one. Let's hear those tested and proven ones as well as those more "out of the box" ones to use.....

Don’t wait until you need one to start looking and be on the short list for leases you know of and would be willing/able to join. This is because the opposite is true. Good lease managers know who they are gonna call if a spot opens up, you want to be on of those people they are calling.

Hit the feed stores in the areas you want to look at and don't be afraid to spend some time in the closest towns and make friends. Chamber of Commerce's too.

Our lease is surrounded by a person that has about 3K acres. I see him working and feeding his cattle often when I go to our lease. I stop and visit with him a couple of times per season and enjoy listening about how long his family has owned the land going back to the early 1900`s. He has some of it leased out and I feel pretty good about my chances if we lost ours for some reason.

Our lease is surrounded by a person that has about 3K acres. I see him working and feeding his cattle often when I go to our lease. I stop and visit with him a couple of times per season and enjoy listening about how long his family has owned the land going back to the early 1900`s. He has some of it leased out and I feel pretty good about my chances if we lost ours for some reason. Good on you for taking time to talk to a neighbor rancher. It's amazing what can be accomplished these days with the ability to listen. It's a rare thing these days. You'll do well.

in my experience your best bet on finding a good lease is to talk to your other hunting buddies who are on leases. On our place if we need to fill a spot the first thing we do is go to our existing members to see if they know of anyone looking for a spot on a lease - very few members would want to recommend a hunter who would not be a good member because it would reflect on them

Two guys have been successful getting on my place by posting a well-articulated proactive ad here. They stated their needs, I contacted them, met with them, got to know them a bit, gave them a tour.....they landed a spot on a 16k acre panhandle whitetail/mule deer lease.
Away from here, it almost has to be your mission in life to find a great place. Everybody that knows me knows that I hunt. If I meet a person, it's usually worked into the conversation within the first few minutes.
An unethical shot is one you take, that you know you shouldn't.

I`ve been on a few one and done places that looked good but had just been over hunted. Networking is the key. I had a good friend call me in 2017 about the lease I`m on now. He knew we had just lost our lease due to the owner's death and kids not wanting to lease it. It`s a small lease, but one of the best one I`ve been on since my first lease in 1984 and it`s only 16 miles from home.

My buddy and I are new to the lease arena and in discussion about getting into one. What is a fair price for ~1000 acres for the full season? So many variables to that, each place mostly speaks for itself. The only thing you can do to get a good answer to that is find one and provide every detail in a post. This group is pretty savvy on what a lese is worth with enough information. That said, I learned that it would take 5-6k per hunter to make me happy with a place. I wanted above average acreage and above average deer.
An unethical shot is one you take, that you know you shouldn't.

I haven't visited the place, but I've seen it on a map and some pictures of the deer there last season. Good deer population with some P&Y bucks mixed in, 50/50 timber and ag, feeders already setup that we would fill and keep going, about 45 min north of College Station.

Outside the box? I found my current lease when I just happened to be listening to a local radio station's call-in show where people call to sell and buy miscellaneous items. A guy called and said he had land to lease for deer hunting. We hooked up and the rest is history. Of course, you'll want to very ownership which is easy to do via the county tax assessor's website.
I see no reason why someone could not follow this approach by calling into such a program and say they're looking for a lease, adding a few good comments about themselves. In fact, in my case, I called the next day after hearing the landowner's call to say I was interested because I didn't have pen and paper ready to jot down his number. He called me just a minute or two later. If you know when such a program airs, just call during that time without the need to be listening to the station. Naturally, these are smaller, privately owned radio stations that offer such brief programs for local listeners.

Got our current lease 10 years ago when it was listed on leasehunter.com and the one previous to that was listed in the Ft Worth Star Telegram classifieds.

over my life time of hunting, ~60 years, tactics have quite drastically changed. Years ago, my dad and his main hunting buddy would travel to an area they wanted to hunt, hit every local feed store, drug store, cafe, etc. and put up flyers with tacks on the cork boards everywhere possible and talk to the people at all those establishments. Within a few days, they would start getting a few phone calls and line up to go look at these ranches. That might work now too but with the internet, I think it might be futile to do the driving & talking route of yesteryear.
in today's world, I think word of mouth would be the best path. Talk to all your friends, ask around at church or other organizations and hopefully something will come along. With the internet, there are websites (mostly paid) to find leases or classified areas but it takes due diligence and almost pestering without being a PITB to find something. If placing an ad, state facts about exactly what you are looking for and then other things that would be nice to have but not mandatory. More detail about what you're looking for, price range & approximate location. Not just "I need a lease"
the more people you know that are aware of you looking for a lease, the word might get around to people that you would never be in contact with otherwise.

My buddy and I are new to the lease arena and in discussion about getting into one. What is a fair price for ~1000 acres for the full season? I pay a lot to be able to hunt on a first class ranch in South Texas. How do I justify spending crazy money? For starters it is my hobby. I do not go to bars and hang out etc. It is more to me than just hunting but rather is just as much about the relationships with like minded folks who love to hunt. It is also about the satisfaction of managing a ranch well and then getting to enjoy the results of that work when I get to see a young person kill their first deer or another member take their best trophy ever. I also enjoy the off season by going to the ranch and making improvements to the place. So for me it is worth every penny.
