So you inherit or just happen to have $1M laying around, looking at TX, tell me what counties you'd target for purchasing deer hunting property in these respective regions, "Cross Timbers", "Panhandle / Big Country /West TX" regions, Central TX and South TX and reasoning/justification for it. Lastly, for lesser improved acreage, how many acres could you reasonably expect this $1M to net you in said counties. Thanks for playing....

Sadly,

$1mm doesn't get you much anymore. If I were going to spend $1mm on a recreational hunting tract, personally I would look in the Western or Northwestern Hill Country area, namely Sutton, Northwestern Edwards or Menard Counties. Little more bang for the buck, bigger hill country type whitetails, good dove hunting and some exotics. The Area around Roosevelt is nice too

You could go south to Duval County as well in that price range and get a 300ish acre hunting tract.

South Texas would be my first choice. We have 98 acres near San Diego/Benavides in Duval County. It’s not the best of south Texas, but it can at times be really good. With 1M, you could get between 300 and 350 acres. That’s if you get a good deal. It gets way more expensive the closer to Webb, Zapata, LaSalle counties, and anywhere near some of the King Ranch sections.

I would get as much as I could afford along the Hwy 82 corridor in north TX, preferably north close to the the Red River from about Muenster on the east end to as far west as Childress area

Unfortunately 1 mil is annuity not a ranch. With that said not in Texas most likely, unless the palo duro canyon came up for sale

Lots of ranch snobs on here, lol...I know $1M is not a pirate's booty but for sole purpose of recreational land purchasing, it's also bigger than a bread basket to a lot of folks, obviously not all, lol...To me, anything over 1/4 section is a ranch, not ranchito, per se...

Lots of areas all $1mm will get you is around 160ish acres, many places, it won't get you that.

The market for Rural land is that you have to get quite a ways from a metro area to get per acre prices down to where you can get what most would consider a value purchase for significant acreage.

I've got you Trophy, very familiar with the price of land throughout TX. Some family members have owned in Boerne area for 60 years, near Sparkling Springs area. What they paid then is a pittance of what you'd pay now per acre. Guessing they've paid 1/15th-1/25th to today's going rate. Even where my ranchito is at in Cross Timbers region, Young countyand 2 hours from DFW is probably something I paid 1/4-1/5 of what I'd pay now. To my eye, unimproved dirt in upper NW region of TX, far west and western Big Country is still best bang for buck, acreage wise followed by South Texas. Would not personally consider East TX.

TX Panhandle in Canadian River breaks country, or on up N a bit to Cimarron River in Oklahoma or even Beaver River area. By far the biggest whitetail deer in TX, some huge muley bucks, great antelope, occasional aoudad and elk.

A mill would buy you a pretty nice chunk of ground around Trinidad, CO and you could hunt mulies, elk and bear on it and get into pronghorn on public ground on a short drive.

It will get you more than a lot of folks on here are saying. The number of acres is less important than what’s on the other side of the fences. With knowledge and some planning it can be what most on here would think is unobtainable.

Take Jraider example you could end up with a big property because the majority of that land on the Okla side is school lease, you buy a place that adjoins and get the 5-10 year school lease and you end up with a lot more acres that has the ability to pay for its self

There's a place near me in Mills for sale, 234 acres, $1.2 million. It has a creek that runs part of the year, at least one dirt tank, and a well that I think is still powered by a windmill. They cleared a bunch of cedar on it but it still has plenty of cover and backs up to a 110 acre parcel that is entirely shinnery and cedar (ton of cover). It will be a nice place for somebody looking for a hunting property.

I'd buy out the spouse's family up there and make their place ours, lol. Land was $4,000/acre a few years back.

We have 195 acres near Abilene we'd let go and someone would still have a decent chunk of change.

The guy across the road from me (north Kimble) is selling a 1/2 section and he's asking 2.15M. I don't think he's going to get it and I'm sure his realtor is suggesting lowering it. It's been on the market a while. Rocky shelf, no live or seasonal water; nice barndominium.
