What county / per region (Cross Timbers, Panhandle, Western Plains, East Pineys, Central TX, Hill Country, Coastal Plains and South Texas) do you purchase 50-100 acres and why. What say THF???

See what happens to land prices in the next 6 months first, then decide. I'm not a "people person," so, the further west, the better. Southwest preferably.

I'd buy my neighbor out in Mills county; my place 3/4 surrounds his ~160 acres. Would likely have to add some cash to get the $ right.

I'd buy my neighbor out in Mills county; my place 3/4 surrounds his ~160 acres. Would likely have to add some cash to get the $ right. Similar. Got a couple neighbors in Real / Edwards I'd hit up. 500k may not cover it, but would be a good start.

I’d go buy 200+ acres in Edwards/Val Verde Co Prolly won’t get 200 acres in Edwards. Val verde around Juno you may be able to find it. Edwards shot up just like everything else. You can find some cheap price per acre but access is bad, no utilities, etc.
For it is not the quarry that we truly seek, but the adventure.

In the Hill Country 500K$ will go fast just boring fence post holes in the rock !
NE Texas between I-30 and I-20 with a creek, pond, and you can use post hole diggers. 🤣😂🤣

Recreational (junk non AG) land prices within reasonable driving distance of D/FW or any larger city have gone nuts. Expect to pay a minimum of $7,000 to 8,000 per acre.
Without a sense of urgency, nothing ever happens.
