Two of my very good friends are listing, any day now, their 640 ac’s in Baylor County. $2,250,000 which I think is a fair price. They have basically owned it as a recreational/hunting property for their families. I won’t elaborate cause the link I’m attaching explains it all. They probably don’t need my help but I’m posting here just in case it can help them and one of y’all out. Contact info is on there so cut me outa the loop on any questions. If someone knows me feel free to pm me but about all I can offer is some scoop on how great the guys are and how I know they have worked on the place to make it great and that they keep all their stuff in way better shape than I do… I would encourage y’all to comment all you want about how you perceive the place or location or the price etc. I’m just not sure how much I will respond. https://texashuntingland.com/land-for-sale/640-acres-in-baylor-county-2/

I have a trusted friend thats a life long Real Estate agent and another friend thats a life long financial advisor and I listen very carefully to both of them and make up my own mind.

I have a trusted friend thats a life long Real Estate agent and another friend thats a life long financial advisor and I listen very carefully to both of them and make up my own mind. Yeah I did financial planning for folks for many years. My best friend is also a real estate agent. He brought me so many solid and good properties over the years that I made money on while using and enjoying the property. I still saved and invested money in the market but the land transactions outperformed the stock market many times over Only advice on real estate investing is you better be able to hang onto it if the market tanks (which is has and will do again at some point) -

Biggest consideration in real estate is location. Any land within driving distance of a major metropolitan area has gone nuts. I get a lot of calls re my rural property South of Bowie and my D/FW rent houses.
Neighbor passed away last year. The For Sale sign was up for 3 days and I thought it was over priced.
